Cowand Bertie County North Carolina Deed Book 90, Pages 73-74 This indenture made this 15th March 1886 between Joseph B Ruffin and wife Mary E. of County Bertie state N.C. of first part and Rachel V. Cowand their daughter of second part Witnesseth that said Joseph B Ruffin and wife Mary E. for and in consideration of natural love and affection which they have for their daughter Rachel V. Cowand has given granted aliened released and confirmed and by these presents do grant release alien and confirm unto their daughter Rachel V. Cowand her heirs of body a tract of land bounded as follows, East of the Windsor road from Powellsville in front of "Piney woods chapel" Beginning at an old pine Butt on said road thence South 83 E. 128 poles to 3 pines thence South 9 1/2 W. 254 poles to new corner, thence N 65 W to said Windsor road thence down said road N 12 E 11 poles N 75 E 50 poles N 36 1/2 E 62 poles N 16 E 30 poles N 6 E. 49 1/2 poles to first station on said Windsor road containing 200 acres. To have and to hold all the appurtenanc! es thereto this being agreed to by the above parties if the said Ruffin should die without a will that this 200 acres is their daughters ful share of there real estate and this deed bars her from any share in any real estate of her Father and Mother all of which we all do covenant and agree to keep and Joseph B. Ruffin and wife Mary E. form themselves and there heirs and assigns warrants and defends unto their daughter Rachel V. Cowand and her heirs by body against the lawful claims and demand of all persons, Witness whereof we have this the above day and date have set our hands and seals. J. B. Ruffin (Seal) M. E. Ruffin personally appeared before me this day and acknowledged the due execution of the foregoing deed of conveyance and the said Mary E. Ruffin being by me privately examined separate and apart from her said husband touching her voluntary execution of the same doth state that she signed the same freely and voluntarily without fear or compulsion of her said husband or any other person and that she doth still assent thereto.
