Fraim of the same State and County of the other part. Witnesseth that the said Starke Ruffin for an inconsideration of the sum of Eighty Dollars to me in hand paid by the Wm L Fraim the receipt wherof I do hereby acknowledge, to have granted bargained and sold unto the said Wm L Fraim a Tract piece or parcel of land containing by estimation twenty Acres more or less situated lying and being in the County aforesaid beginning at a persimmon tree in the said Ruffins line thence along a line of marked trees to a pine in John Fraims line a corner tree thence along the said John Fraims line to a pine stump the said John Fraims corner thence along his line to a red oak in the said John Fraims line and Ruffins corner and thence along the said Ruffins line to the first station. To have and to hold the said land and the appertainances and every convenience & privilege to the only use and benefit of him the said Wm L Fraim his heirs and assigns forever do warrant and the said Starke Ruffin for himself, his heirs and assigns do warrant and defend the right and title to said land to him the said Wm L Fraim his heirs and assigns against all persons whatsoever claiming In witness whereof I the said Starke Ruffin have hereunto set my hand and seal the day and date above written.
