Witnesseth that the s'd THOMAS RYAN in consideration of the sum of Sixty Barels Pitch to him in hand paid by THOMAS HOULDER before the ensealing & delivery hereof & hath given, granted, bargained, sold, alliened, conveyed & confirmed & by these presents doth freely & absolutely give, grant, bargain, sell, alien, convey & confirm unto the s'd THOMAS HOULDER, his heirs & assigns forever one certain Messuage [residence, outbuildings and surrounding land used by the residence] & Tract of Land & Plantation containing two hundred acers more less lying in Bertie County & upon the North side of Cashie Swamp beginning upon the s'd Swamp & runing up Poplar Branch to the head line thence along THOMAS HOULDER's own line & so allong his line to Cashia Swamp thence the various courses of the swamp to the first station. To have and to hold the s'd lands with all the apurtenances thereunto belonging unto the s'd THOMAS HOULDER his heirs Executors, administrators doth hereby covenant, grant & agree to and with the s'd THOMAS HOULDER, his heirs & assigns, forever that he the s'd THOMAS RYAN for himself, his heirs, Executors Administrators that before & at the ensealing & delivery of these presents the s'd THOMAS RYAN is the true sole & lawfull owner in fee simple of the above bargained premises & hath in himself good full power and lawfull authority to give, grant, bargain, sell, convey & confirm the same & that the s'd THOMAS HOULDER his heirs & assigns shall forever have hold use occupy possess & enjoy the premises aboves'd & that the same is free & clear & freely & clearly aquited exonerated & discharged of & from all manner of former Gifts, Grants, Bargains, Seals, Leases, Mortgages, Wills, Intails, Ioynten [?] Dowers, Executions or any incumbrances, the Earl of Granville arrages & quitrents only excepted and the s'd THOMAS RYAN shall & will from time to time & at all times forever hereafter doth proform & execute such further acts, deeds & conveyances for the better asuring the same unto THOMAS HOULDER his heirs & assigns as by his or their councel shall be reasonabley advise or requir.
