This has William's wife, "Patsey" as co- signer. Patsy is Martha Bryan Ruffin, his second wife. 14 Nov 1796 recorded Nov term 1796 Know all men by these present that I, William Ruffin of Bertie County and province aforesaid have given unto my son, James Ruffin, one mysage or certain tract of land lying in the state and county aforesaid containing by estimation 50 acres, be the same more or less, butted and bounded as follows beginning at a small red oak a corner of the said land and running thence No 63 W12 C pole to a hickry a corner of the S land thence S 14, E 100 pole to a pine and two gums on the branch thence a cross the said branch S 48E 10½ pole to a black gum thence up meanders of the branch to the head where stand three pines and two maples all marked Thence S74 E 43 pole to the old back line within about two perches of a hickry to the northward of the corner thence along the old line to the beginning including in the same fifty acres. to have and hold the said given premises with all the appurtenances privileges and commodities to the same belong or in anywise appertaining to him the said James Ruffin, his heirs and assigns forever to his and their only proper use benefit and behoof forever and I the said, William Ruffin, for myself, my heirs and Executors and administraters do covenant and grant to and with the said James Ruffin, his heirs and assigns forever that before the ensealing hereof I am the true sole and lawful owner of the above given premises and air lawfully levied and possessed of the same in my own proper right as a good and perfect and absolute estate of Inheritance of or in fee simple and have in myself a good rightful power and lawful authority to grant and give and convey and confirm the said given premises in manner above and that the said James Ruffin his heirs and assigns shall and may from time and at all times forever here after by free and virtue of these presents peaceably and quietly have hold and occupy and possess and enjoy said devised and given premises with all the appurtenances free and clear freely and clearly exonerated and discharged from all manner of form rights, gifts, grants, bargains sails, mortgages wills intails jointers dowries judgments executions incumbrances and extents furthermore, I, the said, William Ruffin, for myself my heirs Executors and administrators do covenant and engage the above devised premisses unto him the said James Ruffin heirs and assigns forever against the lawful claim or claims of any person or persons whatsoever forever hereafter to warrant sure and defend in witness whereof we have st our hands and seals this 14th day of November in the year of our Lord one thousand and seven hundred and ninety six and in the presents of witness: Thomas Veal, Jason Gardner, Richard Veal Seal: William Ruffin, Patsy (her mark) Ruffin Seal Nov Term 1796 The within deed from William and Patsey Ruffin to James Ruffin was proved in open court by the oath of Thomas Veal one of the subscribing witnesses and ordered to be registered.
