Esq. captain general governor and commander in chief in and over the province of North Carolina of the one part and Henry Furr of the county of Anson in the province aforesaid planter of the other part witnesseth that the sd Arthur Dobbs for and in consideration of the sum of thirty two pounds one shilling and four pence proclamation money to him in hand paid by the said Henry Furr at and before the ensealing and delivery hereof the receipt whereof he the said Arthur Dobbs doth hereby acknowledge both granted, bargained sold aliened, enfoeffed and confirmed and by these presents doth grant bargain sell alien enfoeff and confirm unto the said Henry Furr and his heirs and assigns a certain tract or parcel of land containing by survey three hundred and one acres and being in the sd county of Anson and beginning at a white oak on Dutch Buffalo Creek and running thence so. 57 wt. 80 chains to a pine thence so. 25 wt.40 chains to a pine then so. 55 et, 99 chains to a elm thence so. 72 et. 23 to a white oak thence no.33 et. 84 chains to a white oak then no.42 wt. 98 chains to the first station, and all woods and underwoods feeding pastures water watercourses profits advantages and hereditaments whatsoever thereunto belonging or in anywise appertaining and also all mines and mineral (saving and excepting one fifth part of the ore of all gold and silver mines and one tenth part of the ore of all other mines and minerals) together with the liberty of hunting fishing and fowling and the reversion and reversions remainder and remainders thereof and also all the estate right interest claim and demand whatsoever of him the sd Arthur Dobbs in and to the sd 301 acres of land with appurtenances and every part thereof to have and to hold the sd 301 acres of land hereditaments and premises aforesaid (except as before excepted) unto him the sd Henry Furr his heirs assigns to the only proper use and behoof of him the said Henry Furr his heirs and assigns and the sd Arthur Dobbs for himself and his heirs doth covenant and grant to and with the sd Henry Furr his heirs and assigns that he the sd Arthur Dobbs now is the true lawful and rightful owner of the sd 301 acres of land and premises hereby bargained and sold and also both full powers and lawful authority to grant and convey the same with the premises before mentioned unto the sd Henry Furr his heirs and assigns according to the true intent and meaning hereof and further that the sd 301 acres of land and premises now are free and clear of and from all other gifts grants devises conditions limitations or incumberances whatsoever to alter change charge or determine the same (one fifth part of the ore of all gold and silver mines and one tenth part of the ore of all other mines and minerals as aforesaid and also the yearly quitrents of four shillings proclamation money for every hundred acres of land hereby granted and conveyed due and payable unto our sovereign lord the king his heirs and successors forever only excepted and foreprized) and the said Arthur Dobbs for himself and his heirs doth covenant and grant to and with the sd Henry Furr his heirs and assigns that he the sd Henry Furr his heirs and assigns shall and may from time to time and at all times hereafter quietly and peaceably have hold occupy possess and enjoy the sd 301 acres of land hereditaments and premises aforesaid (except as before excepted) without any let hinderances of molestation of or from him the sd Arthur Dobbs his heirs and assigns or any other person and persons whatsoever lawfully claiming or to claim the same free and clear of or from all other or greater quitrents than what has been herein before mentioned to be due and payable to our sovereign lord the king his heirs and successors as aforesaid and that the said Arthur Dobbs or his heirs will cause or procure the same to be entered in the kings book by the said quantity of 301 acres to the end that the 301 acres of land may be subject and liable to no other quitrents than at and the rates of four shillings proclamation money for every hundred acres of the said land hereby granted and conveyed and of no other or greater quantity of land whatsoever and lastly that the sd Arthur Dobbs and his heirs shall and will at all times hereafter at the reasonable request and at the proper cost of the sd Henry Furr his heirs and assigns make do and execute all such farther acts deed and devise in the law whatsoever for the more perfect conveying and assigning the sd 301 acres of land and premises unto the sd Henry Furr his heirs and assigns according to the true intent and meaning hereof as he the sd Henry Furr his heirs or assigns or his or their council learned in the law shall reasonably devise advise or require. In witness whereof the parties to these presents have hereunto interchangeably set their hands and affixed their seals the day and year first above written, signed sealed and delivered in the presence of Martin Phifer, Wm. Powell.
