This file was contributed for use in the USGenWeb Archives by: Mamie Tate mamie@sigecom.net ==================================================================== Chatham County, NC Deed Book B-page 78, dated 2nd January 1776 Ephraim Cook to Peter Sincler (Sinclair) This indenture made the second day of January in the year of our Lord one thousand seven hundred and seventy six between Ephraim Cook of Chatham County, North Carolina of the one part and Peter Sinkler of the county aforesaid of the other part witnesseth that the said Ephraim Cook for and in consideration of the sum of sixty two pounds ten shillings current money of North Carolina to him in hand paid by the said Peter Sinkler before the ensealing and delivery of these presents the receipt whereof I do hereby acknowledge and every part and parcel thereof both fully clearly and absolutely acquit exonerate and discharge the said Peter Sinkler his heirs exers. And admin. And assigns by these presents for diverse good causes and consideration him hereunto moving hath granted bargained and sold aliened enforce and confirm unto the said Peter Sinkler his heirs exers' and admin. And assigns. A certain tract or parcel of land containing one hundred and forty acres of land being the same more or less lying in the aforesaid county on the East side of Dry Creek beginning at Dry Creek thence South to a sapling cane thence West to the said Creek thence down the creek to the said beginning it being a part of a tract of land survey to Edward Clanton with all wood water and reversions remainder and remainders and every part and parcel thereof and the estate right and title to have and to hold said parcel of land singular other premises hereunto before mentioned and intended to be hereby granted with it and every of it's appurtenances unto the said Peter Sinkler his heirs exers. Admin. and assigns forever and I the said Ephraim Cook my heirs exers. Admin. and assigns. to and with the said Peter Sinkler his heirs exers. Admin. and assigns. That the said Ephraim Cook at or before the before the sealing and delivery of these presents is and stands lawfully seized of and in the above demised premises of a pure and perfect estate and in fee simple and hath good full power and lawful authority to grant sell and convey the same and that the aforesaid land is free and clear from all other grants liens titles dowry or rents and from all manner encumbrances whatsoever that hath or may claim any title hereunto and I the said Ephraim Cook further oblige myself my heirs exers. Or assignees said Peter Sinkler his heirs or assignees, that I the said ephraim Cook will make any other deed or instrument in writing for the better security of the above devised premises as by the said Peter Sinkler his heirs exers admin.
