This indenture made the fourth day of December, in the year of our Lord one thousand seven hundred and eighty six between James Henderson of the one part and Henry Cook of the other part witnesseth that for and in consideration of the sum of two hundred and fifty pounds to the said Henderson in hand paid by the said Henry Cook at or before the sealing and delivery of these presents the receipt whereof he doth hereby acknowledge and therefore doth release acquit and discharge the said Henry Cook his heirs and admin. By these presents he the said James Henderson hath granted bargained sold aliened and confirmed and by these presents doth grant bargain sell alien and confirm unto the said Henry Cook and his heirs a certain piece or parcel of land situate and lying in the County of Chatham and state aforesaid bounded as followeth. Beginning at a hickory thence West forty-five chains to a black oak thence North fifty chains to a post oak thence South fifty chains to the beginning and all houses buildings orchards ways waters water courses commodities hereditaments and appertenances whatsoever to the said premises hereby granted or any part thereof belonging or in anywise appertaining and the reversion and reversions remainder and remainders rents issues and profits thereof and also all the estate right and title interest use trust property claim and demand whatsoever of him the said James Henderson his heirs and assigns of in and to the said premises and all deeds evidences and writings touching or in anywise concerning the same to have and to hold the lands hereby conveyed and all and singular other the premises hereby bargained and sold and every part and parcel thereof with their and every of their appertenances unto the said Henry Cook his heirs and assigns forever to the only proper use and behoof of him the said Henry Cook and of his heirs and assigns forever and the said James Henderson for himself his heirs executors admin. Doth covenant promise and grant to and with the said Henry Cook his heirs and assigns by these presents that the said James Henderson now at the time of sealing and delivering these presents is seized of a good sure perfect and indefeasible estate of inheritance in fee simple of and in the premises hereby bargained and sold and that he has good power and lawful and absolute authority to grant and convey the same to the said Henry Cook his heirs and assigns in manner and form aforesaid and that the said premises now are and so forever hereafter shall remain and be free and clear of and from all former gifts grants bargains sales dower rights and title of dower judgements executions XXX troubles charges encumbrances whatsoever made done committed or suffered by the said James Henderson or any other person or persons whatsoever and that the said Henry Cook and his heirs all and singular the premises hereby bargained and sold with the appertenances unto the said Henry Cook his heirs and assigns against him the said James Henderson and his heirs and all and every person and persons.
