Craven County, NC - Deeds - John Bryan to Richard Cogdell, 1755 ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This Indenture made this eleventh day of April in the year of our Lord 1755 between John Bryan of Newbern town in the Province of North Carolina, Gent' of the one part and Richard Cogdell of Johnston County in the Province aforesaid Merchant of the other part Witnesseth that the said John Bryan for and in consideration of the yearly rent and covenants herein after received mentioned and contained which on the part and behalf of the said Richard Cogdell his ex'rs and adm'rs and assigns are or ought to be paid kept and performed hath demised granted and to farm let and by these presents doth devise grant and to farm let unto the said Richard Cogdell his ex'rs adm'rs and assigns one quarter of a lot lying on Front Street commonly called and known in the Place of the town of Newbern by the Number 17 which said quarter of a lot is laid off by the parties on the front of the said lot and bounded with Cedar Posts marked R.C. joining a lot Number 16 I have and to hold the said quarter of a lot with all and singular the premises hereby devised with the appurtenances unto the said Richard Cogdell his ex'rs and assigns from the day of the date hereof for and during the term of twenty years thence next ensuing and fully to be complete and willed yielding and paying therefor yearly and every year during the said term hereby granted unto the said John Bryan his heirs ex'rs adm'rs and assigns the yearly rent of one pepper corn as an acknowledgement made in and upon the 11th day of April in each and every year till the expiration of the term aforesaid the said Richard Cogdell for himself his heirs ex'rs adm'rs and assigns covenants and agrees to and with the said John Bryan that at the expiration of the term aforesaid that he will deliver the said quarter part of a lot described as aforesaid to the said John Bryan his ex'rs adm'rs or assigns with a good house in tenantable repair of the dimensions of twenty four feet long and sixteen feet wide or thereabouts with all other houses and improvements thereon and the said Richard Cogdell is not to remove any houses off the said quarter lot at the expiration of the said term and the said John Bryan for himself his heirs ex'rs adm'rs and assigns covenants and agrees to and with the said Richard Cogdell his heirs ex'rs adm'rs and assigns that he the said John Bryan will find and provide bricks to build a cellar and chimney to the aforementioned house and to be built at the expense of the said Richard Cogdell and the said John Byan his heirs ex'rs adm'rs and assigns further covenants and agrees to and with the said Richard Cogdell his heirs ex'rs adm'rs and assigns that he they either and every of them shall and may from time to time and at all times during the said term hereby granted peaceably and quietly enter into have hold use occupy and enjoy all and singular the premises hereby devised with the appurtenances without any trouble hindrances molestation interuption and denial of him the said John Bryan his heirs ex'rs adm'rs and assigns and of any other person and persons whatsoever lawfully claiming from or under him them or any of them or by or through his their or any of their means or procurements In witness whereof the said parties have hereunto interchangeably set their hands and affixed their seals the day and year first above written John Bryan {Seal} Signed sealed and delivered Richard Cogdell {Seal} in the presence of Joseph Leech Jno.
