Duplin County, NC - Court - Abstract of Title of J.F. Dobson ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Daniel B. Dobson to Perry H. Dobson Deed dated March 20th, 1869, in fee simple with warranty Probate Good. Recorded in Book 35 at page 297. Description On the north side of Kings Branch, begining at a black gum on the run of the Deep Bottom Branch C.I. Oates corner and runs south 52 west 162 poles in the lane thence along the lane south 35 west 102 poles to a stake Oates corner thence south 47 east 149 poles to a stake thence south 28 west 38 poles to a stake on the side of the Mill run thence down the same and run of Kings branch as it meanders 137 poles to a whortle berry on the run of Kings branch Wm. Coopers corner thence with his line north 45 east 183 poles to a pine his other corner thence as his other line south 66 1/2 east 22 poles to a pine his other corner thence as his other line north 45 east 96 1/4 poles to a stake Oates corner thence as his line north 46 west 190 poles to the begining containing 319 acres more or less. Mr. Perry H. Dobson lived on this land for several years, and during the time sold a thirty acre tract off the same to Dr. Matt. Moore leaving a balance of two hundred and eighty nine acres. Mr. Perry Dobson died leaving eleven children. Mr. John F. Dobson has purchased and has deeds from nine of the children for their one eleventh undivided interest in the same. One of the children of Perry H. Dobson married a man named Bullock, and she is now in the Hospital for the Insane. I.P. Alderman and wife W.C. Alderman to John F. Dobson Deed dated January 26th, 1900 in fee with warranty for the one eleventh Probate good consideration sixty dollars. Deed recorded in Book 65 at page 267. This deed gives the courses and distances as set out in deed from Daniel B. Dobson to P.H. Dobson. Jas. H. Dobson and wife to John F. Dobson Bood 65 page 269 dated Jan. 23, 1900 in fee with warranty Probate good conveys one eleventh undivided interest in the land giving the courses and distances of the same. Robert Teachey and wife Susan E. Teachey to John F. Dobson Book 65 page 572 dated Feb. 26, 1900 in fee simple with warranty for one eleventh undivided interest Probate good giving courses and distances of the same. Daniel B. Dobson and Alabama Dobson his wife to John F. Dobson Deed dated Oct. 26th, 1900 in fee warranty for one eleventh undivided interest recorded in book 67 at page 70 probate good, gives courses and distance of the said land. John F. Burnham and wife Fannie Burnham to John F. Dobson Book 67 at page 69 dated Nov. 19th, 1900 in fee with warranty for one eleventh undivided interest in the same probate good gives courses and distances of the land. Wm. R. Dobson and wife Annie L. Dobson to John F. Dobson Book 67 page 386 dated April 10th, 1900 in fee with warranty for one eleventh undivided interest in the same Probate good gives courses and distances of the land. Francis Bland and wife Hattie Bland to John F. Dobson Book 76 at page 134 dated Oct. 5th, 1901 in fee with warranty for one eleventh undivided interest in the same gives courses and distances of the land probate good. Maggie A. Brockett to John F. Dobson Deed dated Dec. 10th, 1903 recorded in book 84 at page 19 in fee with warranty for one eleventh undivided interest in land giving the courses and distances of the same Probate good. Catherine Grant to John F. Dobson Book 111 at page 585 dated Oct. 30th, 1908 in fee probate good warranty for one eleventh undivided interest in land and gives courses and distances of the land. John F. Dobson files his petition in the Superior Court of Duplin County asking for the land to be divided among himself and sister Mrs. Bullock the petition is heard and the land petitioned among the said heirs when John F. Dobson was alloted the following land being the same as described in the deed and mortgage deed herewith. This proceeding is regular in all respects and was done according to law the partition was made however subject to the timber rights of the Lumber Company which I will refer to later in this abstract. Incumbrances John F. Dobson and wife Sarah E. Dobson to Chas. M. Betts and Company Deed for timber recorded in book 5 at page 393 - consideration $1350 dated April 9th, 1907. Conveys All the trees of every kind and description which shall be of and above the size of 12 inches in diameter at the base when the same shall be cut by the party of the second part now standing or growing or which may be lying standing or growing during the ensuing term of 14 years upon the lands as described in the deed made to Perry H. Dobson excepting the thirty acre tract sold to Dr. Matt. Moore. In this deed he only conveys nine elevenths interest in the same. Exceptions Necessary timber for the purpose of fencing lands the deed also gives party of the second part or the Timber Company a rig right to build tram roads and etc, which you will find in any timber deed. John F. Dobson and wife Sarah E. Dobson to Chas. M. Betts and Company Book 118 page 39 dated Dec. 12th, 1908 - This deed conveys ten elevenths interest in the timber this being all except the Bullock interest, this deed has the same as the other timber deed. I find some old judgements which are out of date and will not bother you. I find no mortgages on the land. I think the title good to the land with the exception of the timber deed.
