Witness the that I the said Frederick HINES for & in consideration of the sum of Eight Hundred & Fifty dollars to me in hand paid by him the said Abner GRADDY before the signing & sealing of these presents the receipt & payment where his hereby acknowledged that I the said Frederick HINES have bargained & sold unto him he said Abner GRADDY his heirs & assigns forever a certain piece or parcel of Land situated lying & being in the County of Duplin aforesaid on the North side of the North East & South side of Cabbin Branch bound to as follows (viz) Beginning at a Staked Black Gum not he run of the Cabbin branch & runs S 26 W 154 poles to a pine then S 69 1/2 W 128 1/2 poles to a pine, then N 64 W 156 poles to a small Red Oak & pine, pointers, then N 26 E 119 poles to a Stake, then S 88 E 148 poles to a pine, then N 71 E 28 pole stop a pine (down) thence S 64 E 52 poles to a dead Black Jack, then S 26 W 21 1/2 pole stop a water oak on the run of the long pond branch then down the run of said branch as it meanders to the mouth of the run then of then down the run of the Cabbin branch as it meanders to the first station containing Three Hundred & NIntey one acres. To have & to hold the aforesaid bargained land & premises together with all & singular the profits, benefits, privileges, & appurtenances thereunto belonging or in anywise appertaining unto him he said Abner GRADDY his heirs & Assigns forever free & clear from all encumbrances whatsoever & I the said Frederick HINES do by these presents covenant, promise & agree to bind myself my heirs executors admrs. assigns to Warrant & forever defend the above mentioned land & premises from or against the lawful claim or claims of any manner of person or persons whatsoever unto him the said Abner GRADDY his heirs Exers. Admrs or assigns forever. In Witness whereof I the said Frederick GRADDY (should say: HINES) hath hereunto my hand & affixed my seal the day & year above written.
