To all to whom these presents shall come greeting know ye that I John STOKES of the County & province aforesaid planter have Bargained & sold a Tract or parcel of Land containing by estimation two hundred & fifty three acres of Land for the in consideration of one hundred pounds specie money in hand paid by Joseph RUFFIN of the County of Edgcomb planter before the unsealing hereof well & truly paid the receipt whereof I do hereby acknowledge & myself therewith fully satisfied & contented & paid & I do discharge the said Joseph RUFFIN his heirs Exrs & admrs for ever & by these presents have given granted bargained & sold aliened & confirmed & by these presents do freely & absolutely give grant Bargain sell alien & confirm unto him the said Joseph RUFFIN his heirs & assigns for ever one Messuage or parcel of Land containing two hundred & fifty-three acres be the same more or less lying & being in Edgcombe County & in the state of NoCarolina Begining at a Gum in the So side of the little swamp just below the mouth of the Roote Branch thence runing So twenty three degrees west twenty four pole then So twenty seven pole to apine in the back line thence West along the back line two hundred & eighty pole to the corner a ____(?) and then No. still along the said line seventy two pole to a Gum in the ____(?) Swamp then along the said Swamp down Stream to the first station it being part of a survey John STOKES senr took up to have & to hold the said Bargain premises forever with the appurtenances to the same belonging in any wise appurtening with all Houses orchards Gardens____ cleared Grounds woods & under woods & water & water courses & all other Liberties & priviledges there unto containing to him the sd Joseph RUFFIN his heirs exrs & admrs or assigns for ever & I the said John STOKES do for myself my Heirs exrs & admrs do pronounce that before unsealing hereof I am the true & Lawful of the above Bargained premises & am lawfully seized & possessed of the same in my proper right & profit & absolute estate of inheritance in fee simple & in myself have good rights full power & lawful authority to grant Bargain sell convey & confirm the said Bargained premises in manner as aforesaid to the said Joseph RUFFIN his heirs or assigns shall & may from time to time & at all times forever hereafter by force virtue of these presents with all the appurtenances thereunto belonging & I the said John STOKES do warrant the said land unto him the said Joseph RUFFIN from all manner of person or persons that shall lay any right title or Claim to the same belonging excepting the Taxes on the said land that hereafter Become due in witness whereof I have hereunto set my hand & fixt my seal this 11th day of January in the year of our Lord 1790 in presence of us.
