QUATE DEED FROM E. S. DEAN This Deed made this 4th day of June A.D. 1878 by Emanuel S. Dean and his wife Lydia Dean of Guilford County and State of North Carolina to Nancy J. Quate of Guilford County and State of North Carolina, Witnesseth that said Emanuel S. Dean and his wife Lydia Dean in consideration of eighty eight dollars tothem paid by Nancy J. Quate, the receipt of which is hereby acknowledged, hath bargained and sold, and by these presents doth bargain, sell and convey to said Nancy J. Quate and her heirs, a tract of land in Guilford County and State of North Carolina, bounded as follows, viz: Beginning at a stake or stone in the lands of A. H. Lindsay this the north east corner of the lands herein conveyed, running thence 40 poles west with said Lindsay's line to a stake or stone, thence south with the line of Martha Hussey 40 poles to a stake or stone, thence east 40 poles to a stake or stone in the original line of Lydia Dean near the graveyard, thence north with the line of said A. H. Lindsay to the first station and beginning corner, containing ten acres of land the be the same more of less which does include the house where D. C. Long now lives. To have and to hold the aforesaid tract of land and all privileges and appurtenances thereto be longing to the said Nancy J. Quate and her heirs and assigns to their only use and behoof. And the said Emanuel S. Dean and his wife Lydia Dean covenant that they are seized of said preemises in full and hath right to convey the same in full simple, that the same are free from incumbrances, and that they will warrant and defend the said tittle to the same against the claims of all persons whatsoever. In testimony whereof the said Emanuel S. Dean and his wife Lydia Dean hath hereunto set their hands and seals the day and year above written. Attest: S. D. Idol Emanuel S. Dean (Seal) A. H. Lindsay Lydia Dean (Seal) State of North Carolina Guilford County Be it remembered, that on this 4th day of June A.D. 1878 before me, A. H. Lindsay, a Justice of the Peace for said County, personally appeared Emanuel S. Dean and his wife Lydia Dean, grantors named in the foregoing deed, and acknowledged the deed execution thereof by them as their act and deed. And therefore the said Lydia Dean being by me examined separate and apart from her said husband, touching her full consent in the execution thereof, doth declare, that she had executed the same freely, of her own will and accord, without any force, fear or undue influence of her said husband or other person and did state voluntarily apart thereto.
