This Deed, Made this 25th day of February A.D. 1893 by Wm A. Mollen, Guardian 
Comissioner appointed by the Superior Court of Guilford, Guilford County and 
State of North Carolina party of the first part, to Julius D. Quate of 
Guilford County and State of North Carolina party of the second part, 
Witnesseth, That the said party of the first part in consideration of 
($435.00) Four hundred and thirty five dollars, to him paid by the said party 
of the second part, the receipt of which is hereby acknowledged, has bargained 
and sold, and by the presents does bargain, sell and convey unto said party of 
the second part and his heirs a tract or parcel of land in the County of 
Guilford and State of North Carolina, in Sumner Township, adjoining the lands 
of S. W. Vickrey, Obed C. Anthoney, and others and bounded as follows, viz:  
Beginning at a  stone on the Publick road and running thence west 107 rods to 
a stone thence south 136 rods & 10 links to a stone, thence East 100 rods to 
the public road, thence North East __________ with and along the public road 
to the place of beginning, containing 87 acres more or less being ______ part 
of the tract of land known as the George K. Hendrix place which lies west of 
the public road leading from Greensboro to Asheboro.

This deed is made by virture of a decree of the Superior Court of Guilford 
County, on the petition of Wm A Mollen as Guardian of Geo A. Hendrix, etal. 
Exparta, confirming a sale of said land to Julius D. Quate, as is set forth in 
said proceedings the purchase money having been fully paid, reference being 
made to said proceedings for further particulars as to said _______.

The above land was conveyed to grantee by ________________________________See

     To have and to hold the aforesaid tract or parcel of land and all 
privileges and appurtenances thereto belonging to him the said party of the 
second part and his heirs and assigns forever.  
     And the party of the first part doth warrant that _____________is are 
seized of said premises in fee and___________ the right to convey the same in 
fee simple; that the same are free from incumbrances; and that 
____________will warrant and defend the said title to the same against the 
claims of all persons whatsoever.
     In Testimony whereof the said party of the first part has hereunto set 
his hand and seal the day and year first above written.
