collect rents and give them to her – sd Mary to have control for her 
life of the house of sd W. P. known as the new house, plus the back 
yard, 3 small garden spots, grape vine on NS of the house, plus he will 
cultivate 1 ½ acres of the land (the orchard) and give all the produce 
to sd Mary – he will feed her cattle during the winter – he agrees that 
his sister, Nancy F. Miller, shall be permitted to occupy the part of 
the house with the sd Mary as long as she remains single – sd Wm. 
conveys to sd Mary a tract adj A. R. Miller, M. N. Nobles of 175 acres 
it being the same conveyed by the sd Mary to the sd W. P. on 12 Nov. 
1872 – if any breach of this contract occurs this deed to be null and 
void – the sd Mary sells to sd Wm 1 gray horse, one buggy, cart, wagon 
and all her farming utensils
