Sanders, mortgagee as herein - offer set forth Whereas, at a public sale made the 15th day of July 1895 at 12 o’clock at the courthouse door in the town of Troy, by the said P.C. Sanders in pursuance of the special power and authority vested in him as Mortgagee in and by a certain mortgage deed from A.H. Sanders and wife N.R. Sanders to said P.C. Sanders, bearing date of the 18th day of January, 1890, and recorded among the mortgage records of Montgomery County in the office of the Register of Deeds, in Book “N” on page 610, etc. which sale was made after default had occurred & under said mortgage, and after due public notice of sale in the “Trojan”, a newspaper published in Troy, Montgomery County, NC for thirty days, the parcels of land and premises hereinafter described, being the property by said mortgage conveyed, was sold unto C.C. Wade of Montgomery County, who was then and there highest bidder, at and for the sum of fifty-dollars ($50.00) and the purchase money fully paid, as in hereby acknowledged, the said P.C. Sanders Mortgagee is in law duly authorized to execute - a deed for the property to the purchaser. Now, therefore, this deed witnesseth, that the said P.C. Sanders mortgagee as aforesaid, in consideration of the premises and the sum of fifty dollars to him by the grantee paid, in execution of the power and authority in him vested by the said mortgage, does grant and convey unto the said C.C. Wade, all the right, title and interest of the said A.H. Sanders & his wife, N.R. Sanders, on whose claiming by, from one under therein and to all the lots or parcels of ground situated and lying in Montgomery and Randolph Counties, North Carolina, aforesaid, and particularly described as follows: To Wit: First tract in Montgomery County, adjoining the lands of J. W. Watson, Zebedee Russell’s estate, B. T. Coggin estate and others, known as the Tobbert place and bounded as follows, viz: Beginning at a stake formerly a Spanish oak at the head of a hollow North end of Frys Mountain and runs North 10 East 104 poles to a stake in a branch thence down said branch to the said old line now Zebedee Russell’s line, thence East with his old line to an Elm formerly a white oak his corner; thence East with his line 134 poles to a stake formerly at Mary Harris’ corner, thence South 58 poles to a dogwood; thence South 82 West 32 poles to a stake, 3 post oak pts. Thence 142 poles to the beginning, containing 100 acres more or less. Second tract - lying and being in the said County of Montgomery adjoining the lands of P.C. Callicott and others in the waters of Poison fork of Barnes Creek and known as a part of the Shaw lands and bounded as followed viz: Beginning on a blackjack post oak pts. George Shaw’s corner, now A.H. Sanders corner and runs thence south to the county line. Thence East with the Randolph and Montgomery County line 6 chains & 50 links to the said county line; thence South to P.C. Callicott’s corner of his 40 acre tract; thence East with his line 42 chains to his other corner; Thence North 27 East to a stake in said County line, Thence with said county line West 9 chains & 50 links to a stake; thence North 1 chain & 80 links to a maple, dogwood points. A.H. Sanders corner; thence with the Sanders line West 49 chains to the beginning, containing 40 acres, more or less Then 1 tract: lying in the County of Randolph, adjoining the lands of Thomas Flake, A.H. Sanders & others lying on the waters of Poison Fork of Barnes Creek & known as a part of the Shaw lands, containing 39 ˝ acres and bounded as follows, beginning on a Maple an the East side of Poison fork Creek runs thence South 8 ˝ chains to a dogwood & Maple pts; thence West 49 chains to a blackjack by a post oak pts.; thence North 8 ˝ chains to a Hickory, thence East to the beginning. Fourth tract: ON the waters of Poison Fork Creek beginning on a stake runs thence South 8 chains & 40 links to a pine, hickory & gum Pts; thence East 49 chains to a Maple, dogwood, and maple pts.; Thence North 8 chains & 42 links to a Maple by Maple pts.; thence West 49 chains to the beginning, containing 39 ˝ acres, more or less. Fifth tract: On the waters of Poison Fork of Barnes Creek, beginning at a blackjack, near the head of Duncombe Creek, runs thence South 7\20 to a blackjack dogwood & pine pts; thence East 55 chains to a pine & Hickory pointer, thence North 7\20 to Mountain Oak, Sourwood pts; thence East 55 chains to the beginning, containing 40 acres, more or less; Sixth tract: On the waters of Poison Fork of Barnes Creek, adjoining the above described lands, containing 40 acres. Together with the improvements therein, and the right- and appurtenances thereto belonging or appertaining. To have and to hold the above granted property, unto the said C.C.
