Witnesseth that the said Jonathan Sell for, and in consideration of the sum of 14 pounds current money of the state aforesaid, to him in hand paid the receipt whereof is hereby acknowledged. The said Jonathan Sell hath granted, bargained, and sold and by these presents doth grant, bargain and sell unto the said William Clark all that piece or parcel of land situate lying and being in the County of Orange aforesaid; “Beginning at a black oak on Daniel Cloud’s line ?adjoining? corner of said Clark’s own land, running thence north 11 ˝ chains to a stake in the field, thence west ?1 chains to a Spanish oak at corner of Robert Nail’s, thence south 11 ˝ chains to an ash in a pond, thence east ?1 chains to the first station, containing by estimation, 70 acres, be the same more or less, to have and to hold the said 70 acres of land with all and singular, the appurtenances thereto, belonging unto the said William Clark, his heirs and assigns forever to the only proper use and behoof of him the said William Clark, his heirs and assigns forever, and the said Jonathan Sell for himself, his heirs, executors and administrators doth hereby covenant, promise and agree to warrant and defend the said land and premises from the claim of all persons whomsoever unto the said William Clark, his heirs and assigns forever. In witness whereof, the said Jonathan Sell hath hereunto set his hand and affixed his seal, the day and year above written.
