Witnesseth that for and in consideration of one hundred pounds Virginia money in hand paid before the sealing and delivering of these presents the receipt whereof he the said Daniel Meaders doth acknowledge himself fully satisfied hath given granted bargained and sold and by these presents doth give grant bargain and sell release and confirm to the said Cozart his Heirs and assigns forever a certain tract or parcel of land containing one hundred and ten acres more or less Beginning on a maple thence North to a hickory and red oak thence West on said Bark's line to a corner white oak on the Creek thence up the meanders of the Creek to a stake at the mouth of the spring branch to a poplar thence East to a post oak thence South to a spanish oak thence West to a red oak thence south to a white oak thence down the meanders of the creek to the first station with all woods, waterways and passages with all Houses, Orchards and Gardens with all other improvements to same belonging or in any other ways appertaining to him the said Thomas Cozart his Heirs, Executors, Administrators and Assigns and the same shall forever warrant and defend from all persons whosoever and from me Daniel Medders my heirs, Executors or Administrators or any other person claiming by or from me my Heirs, Executors or any deed in conveyance to make as his Counsel learned in the law shall reasonably desire advise or require.
