Know ye that I John Pipkin of Pitt County & State of No Carolina Planter do for and in consideration of the sum of three hundred & seventy five pounds specie to me in hand well and truly paid before the ensealing and delivery of these presents by Titus Carr Taylor of the same state & county of Dobbs the receipt whereof I do hereby acknowledge & myself therewith fully satisfied contented and paid & by these presents do freely fully & absolutely give grant bargain sell allien convey & confirm unto him the said Titus Carr his heirs exrs admrs or assigns one messuage tract or parcel of land situate lying and being in the county of Pitt & state aforesd & on the fork of Little Contentney containing by estimation one hundred & five acres be the same more or less butted and bounded as follows / to wit / Beginning at a spanish oak on the creek & runs north one hundred seventy eight poles to a black oak then west with the said pattent line to a pine then leaving the pattent line along a line of marked trees made at random to a pine the marked line to a white oak then a marked line to a white oak in the pattent line so as to include five acres in the said marked lines from time it leaves the pattent line & comes to it again then with the pattent line west to a stooping spanish oak then south to the swamp then down the winding of the sd swamp to the first station it being part of a pattent formerly granted to Benj Matthews bearing date March 1758 or 1738 not being fairly known by the above sd pattent but in the twelfth year of the reign of George the Second which became John Matthews as being heirs to his brother Benjamin who dyed without issue only the five acres included in that new marked line. To have and to hold the sd bargained & sold premises together with all & singular the houses buildings gardens orchards woods & underwoods mines minerals timber & timber trees with all other appertanances whatsover to the same belonging or in any wise appertaining unto him the said Titus Carr his heirs exrs admrs or assigns for ever & the sd John Pipkin being heir to my father Daniel Pipkin by whom the land became mine for myself my heirs exrs admrs do covenant promise & grant to & with the sd Titus Carr his heirs & assigns that before the ensealing & delivery hereof I am the true sole & lawfull owner of the above bargained premises & am lawfully seized & possessed with the same in mine own proper right as a good perfect & absolute estate of inheritance in fee simple & have in myself good right full power & lawfull authority to sell & dispose of the same & that the said John Pipkin do warrant secure and defend the same free from all mortgages wills intails jointures dowers judgments executions incumbrances & extents to defend the same from the lawfull clame or demands of any person or persons whatsoever & that the said Titus Carr his heirs & assigns shall have hold use occupy possessed & enjoy the sd premises in manner as above said furthermore I the said Susannah Pipkin the wife of sd John Pipkin do hereby assign over & relinquish all my right of dower & power of thirds unto him the sd Titus Carr his heirs exrs admrs & assigns for ever further I the said John Pipkin my heirs exrs admrs do engage the sd demised premises clear from all incumbrances whatsoever.
