All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/nc/ncfiles.htm ************************************************ File contributed for use in USGenWeb Archives by: Guy Potts http://www.genrecords.net/emailregistry/vols/00017.html#0004214 July 24, 2014, 11:16 pm Written: August 20, 1787 Recorded: October 1787 To all people to whom these presents shall come greeting & know ye that I Lewis Smith of the State of North Carolina and County of Pitt Planter do for an consideration of the sum of thirty two pounds specie to me in hand paid before the ensealing hereof well and truly paid by Philip Pipkin of the aforesaid State & County Planter the receipt whereof I do hereby acknowledge and myself therewith fully satisfied and contented and thereof and every part thereof do exonerate, acquit and discharge the said Philip Pipkin his heirs exr’s and admr’s for ever by these presents have given, granted, bargained, sold, aliened, convey’d and confirmed and by these presents do truly, fully and absolutely give, grant, bargain, sell, alien, convey & confirm unto him the said Philip Pipkin his heirs and assigns for ever one messuage, tract or parcel of land situate, lying and being in the County afsd on the north side of Middle Swamp containing by estimation two hundred & twenty acres of land be it more or be it less, butted and bounded as followith, to wit. Beginning at a pine Benjamin Moy’s corner runs west with Moy’s line 160 pole to a pine to Abraham Joiner’s line a pine then east with Abraham Joiner’s line 164 to a water oak his corner in Mark Moon’s line then south 9 degrees east 40 pole to Benjamin Jordon’s line to a pine then south 20 west 160 poles to a lightwood stump John Moye’s corner then 4 poles to a white oak Moy’s line and then north to the beginning. To have and to hold the said granted & bargained premises with all the appurtenances and commodities to the said belonging in or any wise appertaining to them the said Philip Pipkin his heirs & assigns for ever to his or their on proper use, benefit & behoof for ever & I Lewis Smith for me my heirs exr’s and admr’s do covenant and grant to and with the said Philip Pipkin his heirs & assigns that before ensealing hereof I am the true, sole & lawful owner of the above bargained premises & am lawfully seized & possessed in mine own proper right as a good perfect & absolute estate of inheritance in fee simple & have in myself good right, full power, lawful to grant, bargain, sell, convey & confirm the said bargained premises in manner above said & the said Philip Pipkin his heirs & assigns shall & may from time to time and at all times for ever hereafter by force & virtue of them presents lawfully, peaceably & quietly hold use, occupy, possess & enjoy the said bargained premises with all the appurtenances free & clear & freely and clearly, acquitted, exonerated & discharged of from all other manner of former of gifts, grants, bargains, possession, mortgages, wills, entails, dowers, judgments, executions, incumbrances & interests to wit I the said Lewis Smith for my self, my heirs exr’s & admr’s do covenant & engage the above premises to him the said Philip Pipkin against the lawful claims or demands of any person or persons whatsoever for ever hereafter to warrant, secure & defend.
