Philip Howard, Jr. acquired 319 acres on the North Bank of the Yadkin River. (Rowan County Deeds, Book 4, p. 738-739) The Indenture made the 23rd day of July in the Year of our Lord One Thousand Seven Hundred & Sixty two Between James Bryan or Rowan County in the Province of North Carolina of the One Part, and Philip Howard Jur of the same Place of the other Part: Witnesseth, that the sd James Bryan for & in Consideration of the Sum of Five Shills Sterl Money of Great Britain to him in hand Paid by the sd Philip Howard, the Receipt whereof he doth hereby Acknowledge, Hath Bargained & Sold, and by these Presents doth Bargain & Sell unto the sd Philip Howard, all that Messuage Tenement Plantation Tract or Parcel of Land, Situate lying & Being in the County of Rowan Aforesd Beginning at a Black Walnut on the North Bank of Yadkin River Corner to William Bryant, thence North 237 Poles & half to a Spanish Oak, thence West 60 Poles to a White Oak, thence North 20 Poles to a Pine, thence West 80 Poles to a Sweet Gum, thence South 20 Poles to a White Oak, thence West 25 Pole to a Box Elder on the River Bank, thence down the Various Courses of the River to the first Station, Containing by Estimation 169 Acres & a half be the same more or less (it being Part of a Tract of Land Containing 319 Acres Granted unto Morgan Bryan by Indenture from John Earl Granville Bearing date the 29th day of October 1752) & Convey'd from sd Morgan Bryan unto the sd James Bryan By Indenture bearing Date the Sixth day of January 1753, Reference thereunto had may more fully & at Large appear, And the Reversion & Reversions, Remainder and Remainders, with the Rents Issues & Profits of the Premises, & of every Part and Parcel thereof: To have & to hold the sd Messuage Tenement Plantation Tract or Parcel, of Land and all & Singular other the Premises herein mentioned or Intended to be hereby Bargained & Sold With their & every of their Appurtenances unto the sd Philip Howard Junr his Exrs Admrs & Assigns, from the day of the Date hereof for and During the Term of One Whole Year from thence Next Ensuing & fully to be Compleated & Ended; Yielding & Paying therefore the Yearly Rent of One Pepper-Corn at the Feast of St Michael the Arch angel only if the same be Demanded; to the intent that by Virtue of these Presents and of the Statute for Transferring Uses into Possession, the sd Philip Howard may be in Actual Possession of the Premises & be Enables to Accept a Grant of the Reversion & Inheritance thereof to him & his Heirs & Assigns.
