Hudson to W. J. Hudson State of North Carolina County of Sampson This deed made this February 16, 1899 between C.J. Hudson mortgagee of the 1st part and W.J. Hudson his son purchaser of the 2nd part both parties of the State and County aforesaid Witnesseth: that whereas on Dec. 29th 1899 one C.M Core and wife E.R. Core made this mortgage Deed to the party of the 1st part to secure the payment of the sum of $300.00 due in three notes of $100.00 each payable respectively of the 1st day of January 1890 (91) and 1892 with 8% from date which said notes was given for the purchase money of the lands said described and said mortgage deed was duly admitted to probate and recorded in Book 100 at page 114 of the Register Office of Sampson County and whereas default was made in the payments of said notes or bonds so secured on aforesaid and the said mortgagee party of the 1st part did after due legal advertisement of the lands hereinafter described according to the times of said forces of sale on Feby 16th 1899 at Court House door in Clinton NC offers said lands by public auction when and where the said party of the said party of the 2nd part became the last and highest bidder at the price of Two hundred and fifty dollars and complied with the terms of said sale now therefore for in in consideration of the premises at the compliance with the terms of sale as aforesaid on the part of the said purchaser the said C.J. Hudson party of the first part hath granted bargained sold and conveyed and by these presents doth bargain grant sell and convey unto the party of the 2nd part his heirs and assigns the land in said mortgage deed described as follows: Beginning at a pine on the run of the Seven Mile Swamp below the road and runs N2E200 poles to a stake in James W. Lee's line thence N70W43 poles to a pine the corner of lot no 4 thence S21W182 to a stake on the run of said Seven Mile Swam thence down the run to the beginning containing Fifty four acres more or less to have and to hold said land and all privileges and appurtenances to him the said W.J. Hudson and his heirs and assigns to his and their sole use and behoof no fee simple forever; and the said party of the first part covenants and agreed that by entire of said mortgagee Deed and the powers of sale therein contained he has full right and authority to make said deed in manner form as above and he further covenants to forever warrant and defend the title to the same to him the said party of the 2nd part and his heirs and assigns against the lawful claims and demands of any and all persons whatever.
