Lease agreement made 14 Feb 1910 between H. L. and Lizzie E. Grant of the first 
part and Empire Manufacturing Company of the second part all of Wayne County, 
NC, for $1 for the term of ten years beginning 1 Feb 1910 to 31 Jan 1920, land 
on the Neuse River, part of which is now occupied by Enterprise Lumber Company, 
extending from the railroad or tram track running through said land to the river 
200 feet on the west side of said track and 75 feet on the east side of said 
track and extending from Neuse River through the lands of the parties of the 
first part towards the plant of the Enterprise Lumber Company now used as a 
railway or tram road by said Enterprise Lumber Company and extending on each 
side of the said track eight feet from the center of the same for the purpose of 
running its engines and cars to and from said river. 

The parties of the second part covenants to and with the parties of the first 
part that it will pay for the privileges and easements herein mentioned $200 per 
year payable on the 31st day of January each year. It is further agreed that 
this lease may be renewed for an additional period of five years after ten years 
have expired the payment for such privileges for such period to be at the rate 
of $250 per annum.

It is mutually agreed between the parties hereto that the party of the second 
part, its successors and assigns shall when it and they shall cease to enjoy the 
said easements and privileges have the right to remove any and all structures 
which it or the Enterprise Lumber Company has or shall hereafter place upon the 
lands of the parties of the first part.

In witness whereof the parties of the first part have hereunto set their hands 
and seals and the party of the second part has caused this deed to be signed by 
its President, attested by its Secretary and its common seal to be hereto 
affixed.
