 THIS DEED, made this the 17th day of December, 1940, by and between Mabel
Wiggins and husband, Floyd Wiggins, Annie Ruth Godwin and husband, 
Talbott Godwin, and Rachel Wiggins and husband, Russell Wiggins, parties
of the first part, and T C Hines party of the second part, all of Wayne
County, North Carolina:

     WITNESSETH: That the said parties of the first part, for in 
consideration of TEN DOLLARS ($10) and other valuable considerations to
them paid by the party of the second part, the receipt of which is hereby
acknowledged, have bargained and sold, and by these presents, do hereby
bargain, sell and convey to the party of the second pard, his heirs and
assigns, a 3/4 undivided interest in and to a certain tract of land in 
Brogden Township, Wayne County, adjoining the lands formerly owned by
N E Perkins, R D Irwin, John Wiggins and others and bounded and described
as follows:

     Beginning at a stake, L D Gulley's old line or corner in the edge of
the Mill Marsh Branch, and runs thence N 2 E 40.50 chains to a stake in 
the County road to Goldsboro and Fayetteville, thence with said road 11.50
chains to a stake in Hinson's corner, on the old road, thence S 2 W 14.20
chains to a stake, S 88 E 1.00 chains to a stake, thence S 29 1/2 W 9.00
chains to a stake, thence S 25 1/2 E 16.75 chains to a stake, thence
S 88 E 6.00 chains to the first station, containing 45 acres, more or less.

     And being the same lands conveyed by L W Wiggins and wife, Vara
Wiggins and Alsie Collier to W T Hines by deed dated November 12, 1919, 
and recorded in the office of the Register of Deeds of Wayne County in
Book 138 at page 353.

     There is conveyed herein the 3/4 undivided interest of Mabel Wiggins,
Annie Ruth Godwin and Rachel Wiggins, they being three of the next of kin
and heirs at law of W T Hines, deceased, and the grantee, T C Hines,
being the remaining heirs of the said W T Hines, deceased.

     TO HAVE AND TO HOLD said 3/4 undivided interest in and to said lands
and all privileges and appurtenances thereunto belonging to the party of 
the second part, his heirs and assigns, forever. And the parties of the
first part, for themselves, their heirs, executors and administrators,
covenant to and with the party of the second part, his heirs, executors,
administrators and assigns, that they are seized of said 3/4 undivided
interest in said premises in fee and have a right to convey the same in
fee simple; that the same are free and clear from all encumbrances and
that they will warrant defend the said title to the same against the
lawful claims of all persons.

     IN TESTIMONY WHEREOF, the said parties of the first part have 
hereunto set their hands and seals.
