James Coddle the Receipt whereof is hereby fully acknowledged the Sd. Benj Morgan hath given granted bargained Sold and by these presents do give grant bargain & Sell unto the sd. James Coddle his heirs & assigns a Certain a Certain (sic) tract or parcel of Land Lying and being in the County of Wilkes and State aforesaid Lying on the middle fork of Roaring River it being called Sandy Creek BEGINNING at three white oaks in a bottom near the fork of Brush Creek Runing west to -- (?) Creek thence Down the sd. Creek to the fork thence East to a Stake in the old Line thence North to the first Station Including One hundred and forty acres more or less it being part of the Said Morgans Survey Including any improvement that Henry Gambill made on the sd. one hundred and fifty acres of Land TO HAVE & TO HOLD the aforesaid one hundred & forty acres of Land with the appurtenances and all Rights titles privileges and improvements to the Same in any wise belonging to him the sd. Benjamin Morgan his heirs & assigns forever and the sd. Benjm. Morgan himself and his heirs do hereby Warrant & agree to and with the sd. James Coddle that he the sd. James Coddle his heirs and assigns Shall and may forever hereafter peaceably & Quietly occupy possess and Enjoy the aforesaid granted Land and premises without the Least molestation of any person whatsoever and the sd. Benjm. Morgan himself his heirs Executors & administrators & assigns do by these presents warrant & defend the aforesaid granted Land and premises to him the sd.
