Ethridge and wife Cornelia Ethridge of the County of Wilson and State of North Carolina, of the first part, to S. J. Deans of the County of Wilson and State of North Carolina, of the second part WITNESSETH: That said parties of the first part, in consideration of THREE THOUSAND ($3000.00) Dollars to them paid by said party of the second part, the receipt of which is hereby acknowledged, have bargained and sold, and by these presents do grant, bargain, sell and convey to said party of the second part, his heirs and assigns, the following described real estate situate in Wilson County, State of North Carolina, viz: A certain tract of land in Old Fields Township, described as follows: It is known as the Ethridge Home Place and begins at stake in the run of Little Swamp, thence N. 6 E. 127 ½ poles to J. R. Ethridge corner of Fifty Acre Tract, thence along the line of Fifty Acre Tract N. 89 W. 118 poles to a maple on the run of Little Swamp, thence down the various courses of said Swamp to the beginning; containing 51 2/3 acres, according to survey made by E. R. Ellis in 1882; the said land being a tract of land conveyed by R. L. Ethridge and others to Sally Renfrow by deed dated September 21, 1922, of record in the public registry of Wilson County in book 140, at page 261, and by Sally Ann Renfrow conveyed to J. R. Ethridge by deed recorded in book 164, page 184, Wilson County Registry. TO HAVE AND TO HOLD the aforesaid real estate and all privileges and appurtenances thereto belonging to the said party of the second part, his heirs and assigns, to his only use and behoof forever. AND the said parties of the first part, for themselves and their heirs, executors and administrators, covenant with said party of the second part, his heirs and assigns, that they are seized of said premises in fee and have the right to convey the same in fee simple; that the same are free and clear from all encumbrances; and that they do hereby forever warrant and will forever defend the said title to the same against the claims of all persons whomsoever. Ethridge and Cornelia Ethridge his wife, personally appeared before me this day, and acknowledged the due execution of the foregoing Deed of Conveyance; and the said Cornelia Ethridge, being by me privately examined separate and apart from her said husband, touching her voluntary execution of the same, doth state that she signed the same freely and voluntarily, without fear or compulsion of her said husband, or of any other person, and that she doth still voluntarily assent thereto.
