TITLE: Deed Sarah Roberts of Rochester to Thomas Roberts SOURCE: Strafford County Registry of Deeds, Book 113, Page 429 SUBMITTED BY: Denise Shoo TRANSCRIBED: CParziale, Mar 2001 ***************************************************************************** Know All Men by these presents that I Sarah Roberts of Rochester in the County of Strafford and State of New Hampshire for and in consideration of the sum of five hundred dollars to me in hand before the delivery hereof well and truly paid by my son Thomas Roberts of said Rochester in the aforesaid County and State husbandman, the receipt where of I do hereby acknowledge, have given, granted, bargained, sold, and by these presents do give grant, bargain, sell, alien, enfeoff, convey and confirm unto the said Thomas his heirs and assigns a certain tract and lying on Cochecho River (so called) above the little falls, it being all my rite and title while I now am possessed off - of the lot originally granted to Gershom Wentworth and by Gershom Wentworth conveyed to my late husband Timothy Roberts deceased and Sarah Roberts by deed bearing date 21st April AD 1788, containing about one hundred and twenty acres be the same more or less, and the southwest and of the same lot. To have and to hold the said granted premises, with all the privileges and appurtenances to the same belonging to him the said Thomas his heirs and assigns forever. And I the said Sarah for myself my heirs, executors and administrators, do hereby covenant, and agree to and with the said Thomas that until the delivery hereof I am the true and sole owner of the said granted premises, and am siezed and possessed though in my own right in fee simple (except that part or portion that I have heretofore conveyed to my son John Roberts) and that I have good right and lawful authority to sell and convey the same in manner aforesaid, and that the same are free and clear of all and any incumbrances whatever, and that I my heirs executors, Administrators will warrant and defend the same to him the said Thomas his heirs and assigns against the lawfull claims and Demands of any person or persons whatever. Nevertheless the said Thomas is not to come into possession of the before described granted premises during the natural life of the said Sarah, and the said Thomas doth hereby agree that the said Sarah shall have the full enjoyment and benefit of the said premises, with all privilege appurtaining thereunto during her natural life.
