Bowker of Mount Holly in the County of Burlington and State of New Jersey of the one party and John Pearce of the City of Philadelphia in the state of Pennsylvania of the other part. Witnesseth that the said party of the first part for and in consideration of the sum of seven hundred and five dollars lawful money of t united States of America to them in hand paid by the said John Pearce at and before the ensealing and delivery here of the receipt and payment whereof they do Hereby acknowledge have granted , bargained, sold enfeoffed, aliened, released, conveyed and confirmed and by these presents do grant bargain sell and confirm unto the said John Pearce and to his heirs and assigns, All the following described dwelling house and lot of land situate in the village of Columbus in the County of Burlington and thus bounded Beginning at a stone on the westerly side of the street or road leading to Bordentown and corner to Benjamin Barton's land and runs thence along said street North nineteen degrees East one chain and five and a half links to a stone then North Seventy three degrees west three chains and fifty three links to a stake in James Gordons line and corner to Lindsay Vails land :& thence along said Gordens line south nine degrees west one chain and five and a half links to a stake in said line and corner to Said Barton line thence South seventy three degrees East three chains and thirty four links to the place of Beginning containing thirty six hundredth of an acre of land be the same more or less being the same lot of land that James Pearce and wife by deed dated September 15th aiop2 convenyed to James Bowker and Hannah his wife and which the said James C. Bowker dying intestate descended to his children and heirs at law in fee: one moiety of which Abigail Bowker and Artemasa Bowker by deed dated February 19th Ad 1858 recorded in Book G6 of deeds page 109 & 110 conveyed to Elizabeth C. Bowker in fee Together with all singular the houses, outhouses, edifices and buildings thereon erected and being and all ways waters watercourses woods fences gardens minerals rights privileges, advantages, hereditaments and appurtenances thereunto belonging or in any wise appertaining and the reversions and remainders and rents uses and profits thereof and also all the estate right title interest use trust property possession claim and demand whatsoever of the said Party of the first part in law or equity or otherwise however of in to or out of the same To have and to hold the said House and lot of land hereditaments and premises hereby granted and released hereby granted and released or mentioned or intended to be with the appurtenances unto the said John Pearce his heirs and assigns to the only proper use, benefit and behoof the said John Pearce his heirs and assigns forever and the said party of the first part for themselves their heirs executors and administrators do covenant Promise grant and agree to and with the said John Pearce his heirs and assigns by these presents that they the said party of the first part and their heirs and assigns against them the said Joseph Bowker, Butler Bowker and Elizabeth Bowker and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof, shall and will warrant and forever defend by these presents. Ludlow Dumont, Witness as to Joseph Bowker, & Butler Bowker Ewan Merrritt, Witness as to Elizabeth Bowker State of New York City of New York: to wit, Be it remembered that on the seventeenth day of December in the year of our Lord one thousand eight hundred and fifty nine before me the subscriber one of the commissioners for taking the acknowledgments and proof of deeds for the state of New Jersey residing in New York personally appeared Joseph Bowker and Butler Bowker who are I am satisfied two of the grantors named in the within deed and who making known to hem the contents thereof acknowledged that they signed sealed and delivered the same as their voluntary act and deed for the use and purposes therein expressed all of which is certified by me.
