Fillips, NJ Historical Society, Newark This Indenture made this first day of Decr in the Twenty third year of the Reign of our Sovereign Lord George the Second over Great Britain King and annoque Domini One Thousand Seven Hundred fortynine BETWEEN Cornelius Anderson of Hopewell in the County of Hunterdon and Western Division of the Province of New Jersey, Yeoman of the one part AND Richard Phillips of the Town & County aforesaid Yeoman of the other part WITNESSETH that the sd Cornelius Anderson for & in Consideration of the sum of Ten Pounds Current Money of said Province to him in hand paid at or before the Sealing and Delivery hereof of the Receipt whereof And of every part & Parcell thereof, he the sd Cornelius Anderson both hereby Acknowledge & thereof and of every part & Parcell therof doth fully freely and absolutely Acquit, Exonerate Release & Discharge the sd Richard Phillips his heirs and assigns by these presents Hath Granted Bargained Sold Alliened Released & Confirmed & by these presents doth fully freely and absolutely Grant Bargain Sell Allien Release & Confirm unto the said Richard Phillips his heirs and assigns forever all that Tract or Parcel of Land Situated in the township of Hopewell aforesaid & butted as by the survey thereof as followeth beginning at a white oak being a corner of said Eliakim Andersons land and stands on the Bank of Delaware River & Runs thence by the sd River South Easterly thirty five degrees & Eighteen chains to small Spanish Oak standing on the River bank; thence North East eighty four chains to a post for a corner thence North Westerly thirty seven degrees :& Eighteen chains to a black oak for a corner being another of said Andersons corners thence South West eighty four chains to the first mentioned corner containing one hundred sixty Acres Together with all he ways waters Pastures fields fences cleared land Improvements And also all Royalties powers profits Commodities hereditamants & Appurtenances whatsoever to the said one hundred & sixty one Acres of land belonging or any in any wise Appertaining & all Right Title Interest use possession property Claim :& Demand whatsoever of him the sd Cornelius Anderson in Law as well as Equity of into all or of the same or any part or parcell thereof and the Reversion Reversions Remainder & Remainders Rents Issues and profits thereof and of every part & Parcell thereof To Have and To Hold the Said Tract of Land as it is above located situated and bounded containing one hundred & sixty one acres and all and Singular the premises hereinbefore mentioned or intended to be hereby Granted & Sold and every part & parcell thereof with there & every of there Appurtenances hereunto belonging unto the said Richard Phillips his heirs and assigns forever to the only proper use & behoof of the sd Richard Phillips his heirs & assigns forever and also that the said Richard Phillips his heirs and Assigns shall or lawfully may from time to time & at all times forever hereafter peaceably and quietly have hold use Occupy Possess Enjoy an deep the sd Tract of land and other the premises hereinbefore mentioned or intended to be hereby Granted & Sold with there and & every of there Appurtenances and Receive & take the Rents Issues & profits thereof to his & there own use and; behoof without Lett suit Trouble Hindrance Denial or Interruption of him the said Cornelius Anderson his heirs or assigns. Know all men by these Presents that I Abner Phillips & Elizabeth my wife of the Township of Hopewell County of Hunterdon & Province of New Jersey yeoman for the Consideration of four hundred Pounds Current Lawfull money of New Jersey to me in hand Paid the Receipt whereof I do hereby Acknowledge have and o by the Presents give grant and assign over all my Right Title interest Clam or Demand whatsoever unto the within mentioned Deed or Deeds or t any Part or Parcell threof Unto Job Phillips his heirs & Assigns forever and I do hereby Assign my whole Right to the within Deed for One hundred and sixty one Acres of land As within mentioned for their use their heirs and assigns forever And I do hereby for me My heirs &c utterly Renounce any Right Claim or title to sd deed in witness we have hereunto set our hands & seals this sixteenth day of April Anno Domini one Thousand seven & seventy 1770.
