Deeds Vol. 20 p. 72 This Indenture Made this twenty eighth day of May in the Year of our Lord one thousand Eight hundred and twelve between John Phillips and Abigail his wife of the township of Hopewell in the county of Hunterdon and State of New Jersey of the one part and Peter Phillips of the Township County and State aforesaid of the other part. Witnesseth that the sd. John Phillips and Abigail his wife do for and in consideration of the sum of four hundred and twenty two dollars and ninety three cents in hand paid by the said Peter Phillips the receipt of which the sd. John Phillips and wife doth hereby acknowledge and themselves therewith fully satisfied --- and paid thereof and every part and parcel they do acquit exonerate and discharge the said Peter Phillips his heirs executors administrators and assigns forever by these preents have given granted bargained --- -- conveyed and confirmed and by these preents do freely fully and absolutely give grant bargain sell assign convey and confirm to him the said Peter Phillips to him his heirs and assigns forever a Certain Messuage of land being and laying in the Township of Hopewell aforesaid which is butted and bounded as follows viz beginning at at sstone corner to Lott Phillips thence south --- chains ninety eight links to a stone corner on --- Phillips line thence along sd Peter Phillips line South Eighty five degrees west thirteen chain Ninety eight links to a stone corner on --- Phillips & John Phillips line thence north eighty five degrees east thirteen chains sixty links to the place of Beginning Containing within the bounds aforesaid twelve acres and thirty two perches of land To have and To hold the sd granted and bargained premises with all the appurtenances privileges and --- to the same as in any wise appurtaining to him the sd P Phillips his heirs and assigns forever to his and their only proper use benefit behoof forever---said John Phillips for himself his heirs executors administrators do covenant promise and Grant to the said Peter Phillips his heir and assigns --- the --- I the --- him & I am the true sole and lawful --- above bargained premises and am --- and possession of the same in any own possessed of the same in my own --- a good and perfect absolute estate of -- - fee simple and have in myself good right --- and lawful authority to Grant bargain --- --- confirm sd premises and bargained premises in manner of --- and that the said Peter Phillips his heirs and assigns may and shall from time to time and at any time hereafter may be virture of these preents lawfully --- have hold use occupy possess and --- sd premises and bargained premises with the up - -- full and --- freely and clearly acquitted --- discharged from all --- --- gifts grants bargains sales leases mortgages entails jointures --- judgments --- incumberances of what name --- that in any way obstruct or make --- Present deed unto the said John Phillips his heirs executors and administrators --- Do covenant and engage the said premises to thim the said Peter Phillips his heirs and assigns against the lawful claim --- --- of any person or persons whatsoever to warrant secure --- defend T-witness whereof we have here unto set our hands and seals above written John Phillips Abigail Phillips (Mark) Signed sealed and delivered in presence of Elnan Stevensonn Lott Phillips State of New Jersey Hunterdon County - Be it remembered that on this --- day of May Ano Domini 1812 before me Elnanthan Stevenson one of the Judges of the Court of common pleas in and for the said County personally appeared before me John Phillips and Abigail his wife the within Grantors and did Acknowledge the above instrument of conveyance to be their act and deed by them signed sealed and delivered for the use and purposes herein mentioned and --- Abigail being of full age and by me privately examined from her husband and acknowledged that she was --- the --- and effect of the said instrument and that she executed the same as her voluntary act and --- and without any fear threat compulsion from her husband --- Acknowledged before me the day and date above written Elnathan Stevenson Recorded August 16 1812
