One Thousand seven hundred and ten, Between James Lawrence of Township of Freehold & County of Monmouth, Eastern Division of the Province of New Jersey, Yeoman, of the one part; And Theophilus Longstreet of the Township of Shrewsbury in the said County of Monmouth, Yeoman of the other part. Witnesseth that the said James Lawrence for and in consideration of the sum of seventy pounds currant money of New York to him already in hand paid by him the said Theophilus Longstreet the receipt whereof the said James Lawrence Doth hereby acknowledge & himself therewith fully satisfied, contented & paid & thereof &of & from every part & parcell thereof Doth fully, clearly & absolutely acquit, exonerate and discharge him the said Theophilus Longstreet his heirs, executors, Administrators & assigns and every of them forever by these presents, hath granted, bargained, sold, aliened, enfeoffed and confirmed; And by these presents doth fully, clearly & absolutely, grant, bargain, sell, alien, enfeoffe, release and confirm unto him the said Theophilus Longstreet his heirs & assigns forever; All the quit rents & arrearages of Quit rent that are due or that hereafter forever shall become due to the Proprietors of the said Province for one hundred and fifty two acres of Land under the k---er of half penny per acre, and also a right to one hundred & ninety eight acres of Land to be taken up in the Right of the Second and third Division of the said Province; And also thirty one acres & a half of land & meadow, lying at Barnagatt; And also one eighteenth part of the forty eight part of the undivided Eastern Division of the said Province ; Together with all the Liberties, privileges, advantages, emoluments, hereditaments & appurtenances whatsoever by any ways or means whatsoever, belonging to all or any of the said bargained premises, and also all the Estate, right title, interest, property, claim & demand whatsoever of him the said James Lawrence either in Law or in Equity of, in, or unto all or any of the above granted & bargained premises with the appurtenance with the reversion or Reversions, Remainder or Remainders belonging to every part or parcell of the above granted premises; To have and to hold all the said quit rents and arrearages of Quit rents for one hundred & fifty two acres of Land and the said thirty one acres & a half of Land & meadow at Barnagatt, and the said Eighteenth part of the Forty eighth part of the undivided Eastern Division as aforesaid with all the premises and appurtenances belonging to the same or to any part or parcell thereof unto him the said Theophilus Longstreet his heirs & assigns forever, to the only proper use benefit & behoofe of him the said Theophilus Longstreet his heirs & assigns forever; And he the said James Lawrence Doth for himself his heirs, executors and administrators covenant, promise, grant & agree to and with him the said Theophilus Longstreet his heirs & assigns by these presents that at the time of the sealing and Delivery hereof he the said James Lawrence hath in himself good right, full power & absolute lawfull authority to grant, Bargain, Sell, convey & confirm all & singular the Premises herein or hereby granted, bargained and sold unto him the said Theophilus Longstreet his heirs & assigns forever in manner aforesaid; And that the same now is free & from time to time & at all times hereafter shall remain free & clear to him the said Theophilus Longstreet his heirs & assigns forever from all & all manner of former and other gifts, grants, bargains, sales, Leases, Mortgages and of & from all other Tytles, Troubles, charges, demands or Incumbrances whatsoever had, made, committed, done or suffered to be done by him the said James Lawrence or any other person or persons whatsoever by, from or under him so as to alter, change, charge, Defeat, Determine or make void the same, and further that he the said James Lawrence and his heirs, all the above granted Quit rents and arrearages of Quit rents and the right to the said one hundred ninety & eight acres of land, and the said Land & meadow at Barnigatt and the said eighteenth part of the forty eight part of the said Division as aforesaid and all and singular the granted and bargained premises with the appurtenances unto him the said Theophilus Longstreet his heirs and assigns to his and their own proper use & uses against him the said James Lawrence and his heirs & all & every other person or persons whatsoever claiming by from or under him shall & will warrent & forever defend by these presents. John Reid Surveyed for Theophilus Longstreet in the right of James Lawrence, being part of Thomas Cooper's propriety three tracts in the County of Monmouth: First, fifty acres of land Beginning at the Northwest corner of the said Longstreet's land (at Long Branch) thence Southerly along the line of Cornelius Lain's & William & John Chamberlin's land till it meets the North end of a tract of land belonging to George Hulet, thence westerly along the said Hulet's line to his Northwest corner, thence Westerly till it meets with the line of Phillip Dennise's land, thence North-easterly along the said Denise, Cook's, Bormens and Samuel Slocum's lines to where it began; Also two small islands of sedg containing about four acres joyning to Joseph Wardel's line to the West of the fishing point; Bounded East by a small creek that parts it from the fishing point, North & West by Shrewsbury River, south by said Wardel's peire.
