Spencer of the Town County and State aforesaid of the second part, Witnesseth, That the said part of the first part, in consideration of the sum of Twelve hundred and fifty Dollars to them duly paid, hath sold, and by the Presents doth grant and convey to the said party of the second part, his heirs and assigns, All that Tract or Parcel of Land situate in the Town of Arkwright County of Chautauqua and State of New York being part or parcel of a certain Township which on a Map or Survey of Divers Tracts or Townships of land made for the Holland Land Company by Joseph Ellicott Surveryor is distinguished by Township Number five in the Eleventh range of said Townships and which said tract of land on a certain Other Map or survey of said Township into sections & lots Made for the said Holland Land Company by the said Joseph Ellicott is distinguished by the Middle part of lot Number Eleven in said Township described and bounded as follows On the North by a part of the same lot and On a line parallel to the North bounds of said lot Number Eleven sixty & chains and twenty links On the West by the West line of said lot Nineteen Chains and sixty links. On the South by part of the same lot, and by a line parallel to the South bounds of said lot Number Eleven sixty chains and twelve links, and On the East by the East line of said lot Nineteen chains and fifty six links. Containing One hundred and seventeen acres and seventy Nine hundredths of an acre be the same more or less. Excepting and reserving thereout Thirty acres off from the West End of said lot heretofore deeded to Horace J. Town. And also all that certain Other piece or parcel of land Situate lying and being in the Town of Arkwright County of Chautauqua and State of New York, and is part of lot Number Eleven in the fifth Township and Eleventh Range and is bounded On the West by a line parallel to the West bounds of said lot, twenty two Chains fifty three links East therefrom Nineteen Chains Ninety seven links On the North by lot Number twelve, twelve chains and fifty two links. On the East by a line parallel to the West bounds of said lot Number Eleven Nineteen Chains and Ninety seven links and On the South by lands deeded to James O. Morse and Others twelve Chains and fifty two links Containing twenty five acres be the same More or less. $1.50 Stamp Cancelled With the Appurtenances, and all the Estate, Title and Interest therein of the said party of the first part. And the said Aaron Town and Lucina his wife do hereby covenant and agree to and with the said party of the second part, his heirs and assigns, that the premises thus conveyed in the quiet and peaceable possession of the said party of the second part, his heirs and assigns, they will forever Warrant and Defend against any person whomsoever lawfully claiming the same or any part thereof.
