All that certain lot of land lying and being in the town of Hyde Park in the county of Dutchess and state of New York bounded and described as follows. Beginning at a stake set in the ground on the west side of the public highway at the northwest corner of the land hereby conveyed and running from events in company with Abraham Tompkins in and line south one degree east 10 chains to the west side of the road tract thence south fifteen minutes west five chains and seventy three links to the center of said highway thence south one degree thirty minutes west to eight chains and seven links to a place in said road at the North West corner of Mrs. Lyons lot thence south 85 degrees 30 minutes east two chains and 20 links to the corner of the wall at the North East corner of said Mrs. Lyons lot thence south 10 degrees 45 minutes west four chains and 14 links to an angle in the wall at the southeast corner of the said Mrs. Lyons lot thence south 84 degrees west 45 links to the west side of the wall side of said highway fence south 3 degrees 45 minutes west three chains and 20 links to the west side of the road bed opposite the corner of the wall on the east side of the road thence in company with George R. Woods North line south 80 degrees 30 minutes east 16 chains and 97 links to the end of the wall thence in company with Sylvanus Wilbur's west line No.1 degrees 45 minutes east 15 chains corner of Wall thence south 81 degrees 45 minutes east eight chains and for dealings to a stake in the wall at the southwest corner of the Elias Haight's land thence in company with said Haight's and Cornelius Heuroth's west line No. 15 chains and 80 winks order wall at the southwest corner of Clark Wilbur's land with said Wilbur's south line north 80 degrees 15 minutes west 24 chains and 64 links to the place of beginning containing three roads and eight rods of land be the same more or less. With the appurtenances and all the estate tithe material thereof the said parties of the first part in the said Nicklaus Perry to hereby covenant and agree to and with all the said party of the second part his heirs and assigns that at the time of the ensealing and delivery of these presents owner and is well seized of fee and possessed of the premises above conveyed and of the whole of thereof and that and freed and clear from all encumbrances leans charges and claim whatsoever end of that the promises thereof conveyed and the quiet and peaceable possession of the said party of the second part his heirs and assigns warrant and defend against any person whomsoever lawfully claiming the same any part thereof. In witness whereof parties of the first part have hereunto set their hands and seals the day and year first above written Nicklaus Perry SS Ida Perry her mark SS sealed and delivered in the presence of W. Farrington state of New York Dutchess County SS. On this first day of May in the year 1865 before me appeared and Ida his wife personally known to be the same persons and executed the foregoing instrument who severally acknowledged that they executed the same and the said Ida Perry on a private examination by me apart from her said husband acknowledged that she executed the same freely without fear or compulsion of the said husband.
