New York, Land Records, Herkimer County, Volume 11, page 41.
	This Indenture made the Twenty first day of June in the year of our 
Lord one thousand Eight hundred and Seventeen Between Jabez Lyon and Rebeckah 
his wife of the town of Newport County of Herkimer and State of New York of 
the first part, and Sheffield Kinyon of the town of Fairfield of Said County 
of Herkimer of the Second part, Witnesseth, that the said parties of the first 
part for and in Consideration of the sum of Seventy five dollars Current Money 
of the United States to us in hand paid by the party of the Second part 
wherewith the said parties of the first part doth hereby declare themselves 
well satisfied and paid, have and by these presents doth grant, bargain, Sell, 
Alien, release, convey and confirm, unto the said party of the second part, 
his heirs and assigns, All that Certain peace (sic) of land lying in the town 
of Newport Herkimer and State of New York, known as lot number eight in the 
subdivision of Jabez lot No. fifteen in Hassenclever’s patent in said Newport 
bounded as follows beginning at a stake and stones at the South East corner of 
said lot from thence South thirty two degrees and thirty minutes west twenty 
Chains to a stake and stones from thence North fifty five degrees west twelve 
chains to a stake and stones at the highway from thence North twenty degrees 
East two chains and twenty one links to a stake and stones standing in the 
center of the highway from thence North fifty three degrees and thirty minutes 
East ten chains and forty seven links to a stake and stones and from thence 
South fifty five degrees East nine chains and thirty links to the place of 
beginning containing Eighteen Acres one rood and twenty rods of land.  
Together with all and singular the rights members and privileges to the same 
belonging, or in any wise appertaining, and the reversion and reversions, 
remainder and remainders, Rents, Issues, and profits thereof; And all the 
Estate, right, title, Interest, property, possession, claim and demand, both 
in law and Equity, of the said parties of the first part of in and to the 
same.  To have and to hold the said tract or parcel of land and premises with 
the appurtenances unto the said party of the second part, his heirs and 
assigns, to his and only proper use benefits and behoof Forever;  And the said 
parties of the first part doth for themselves Executors and administrators, 
Covenant and agree, to and with the party of the second part, his heirs and 
assigns, that we are the true and lawful owner of the said tract of parcel of 
land and premises with the appurtenances, and are lawfully seized in our own 
right of a perfect absolute and Indefeasible Estate of inheritance, in fee 
Simple, of and in all the said premises, with the appurtenances, and have in 
ourselves, good right, full power, and Lawful authority to grant and convey 
the same in manner aforesaid.  And also, that he the said party of the Second 
part, his heirs and assigns, shall and may, forever hereafter, peaceably hold 
occupy and possess, the said granted premises, free from the hindrance or 
molestation of any person or persons, lawfully claiming the same.  And that we 
the said parties of the first part, and their heirs, the said parcel of land 
and premises unto the said party of the second part, his heirs and assigns, 
against all Claims and Demands whatsoever, shall and will Warrant and by these 
presents forever Defend.  In Witness whereof, the parties of the first part, 
have hereunto set their hand and seal the day and year first above written.

State of New York ss:  On the 21st day of June 1817 before me Sherman Wooster 
a Master in Chancery Came Jabez Lyon & Rebeckah his wife to me well known and 
the said Jabez Lyon acknowledged he Executed the within Deed for the purposes 
therein mentioned – and Rebeckah Lyon his wife being by me examined separate 
and apart from her said husband also acknowledged she executed the same of her 
own voluntary will without any fear or compulsion from her husband.  And 
having examined the said Deed and finding no material error therein I do allow 
this same to be recorded.
