Witnesseth, that the said party of the first part, for the sum of six hundred and Eighty Seven Dollars Money of Account of the United States to him in hand paid by the said party of the second part at or before the unsealing and delivery of these presents, the receipt whereof he doth hereby acknowledged, hath granted, bargained and sold and by these presents doth grant, bargain and sell unto the said party of the second part All that certain lot of land situated lying and being in in county of Montgomery about three miles southwesterly from the upper Canojoharry Indian Castle in (a certain) tract of four thousand acres of land which was ont the eighteenth day of July one thousand eight hundred and eighty six by letters patent under the great seal of the state of New York granted to Isaac Brooman Esq. which lot being known and distinguished on a certain map thereof made by Laurence Brooman by the name lot No nine of said tract and runs North one degree East fifty one chains and fifty fair links, then South Eighty nine degrees East twenty six chains, thence South one degree west fifty one chains and fifty five links, then North Eighty nine degrees East twenty six chains to the place of beginning containing one hundred and thirty four acres Excepting forty two acres which the said John Bockis has sometimes since conveyed to Christopher Monk, and the hereby intended land to be granted is the southerly most ninety two acres of said lot of land Together with all and singular the projects (Herdiments) and Appurtenanus Whatsoever unto the premises belonging or in any wise appertaining or otherwise used occupied or enjoyed and the Reversion and Reversions Remainder and Remainders thereof to have and to hold the said ninety two acres of land and premises with all and singular the appurtenanus there unto belonging and the Reversion and Reversions Remainder and Remainders thereof, unto the said party of the second part, his Executors Administrators and Assigns, to the sole and only use benefit behalf of the said party of the second part his heirs and assigns forever, and the said party of the first part, his heirs Executors Administrators do Covenant, grant, bargain, promise and agree to and with the said party of the second part his heirs and Assigns, that the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and Assigns, against all and every person and persons Lawfully claiming the whole or any part of said premises by from or under him the said party of the first part his heirs and Assigns will forever Warrant and defend the above ninety two acres of land intended to be granted by these presents in witness whereof the said party of the first part hath here unto set his hand and seal the day and year first above written Adam Siver Hannah Siver. Note the words twenty, thirteenth (erased) in the first (insert mark) line Twelfth interlined and Hannah his wife interlined in the sixth line before Execution Sealed and delivered in presents of (Johannus) Thompson George Shall Jacob Van Auman Montgomery County, on the twentieth day of June one thousand eight hundred eight personally came before me John Herkimer one of the judges of the court of common pleas, in and for said county Adam Siver & Hannah his wife who severally acknowledged, that they did sign, seal and deliver the within deed as for their free act & deed for the uses & purposes therein mentioned and the said Hannah on the private Examination separate & apart from her said husband confessed that she executed the same freely without any fear threat, or compulsion of or from her said husband & certify, that the said Adam Siver & Hannah his wife are to me personally known and satisfied, that they are the persons described in & intended as the grantors of & to the within deed finding therein no Material Erazures, Interlineations or Obliterations, Excepting those noted I allow it to be Accorded John Herkimer.
