Witnesseth that the party of the first part for and in consideration of fifteen hundred and seventy five dollars to them in hand paid by the party of the second part the receipt whereof is hereby confessed and acknowledged hath and doth grant bargain sell remitt release alliened and confirmed and by their presents doth grant bargain sell remitt release alien confirm unto the said party of the second part all that certain part piece or parcel of land situate lying and being in the town of Florida in the County of Montgomery and state aforesaid being the one east half part of a tract of land which was heretofore sold by John VanDerworken to the party of the first part as the North Easterly parts of Lotts No. Eighty three and Eighty four and begins at the Easterly corner of lot Eighty three which is the Northerly Corner of Lot No. seventy nine on the bank of the Mohawk River thence southwesterly along the lines of said Lots Eighty three and seveny nine to a Corner Marked for a Division Between this Lot and the other parts sold to Ephraim Brackway thence Northwesterly on a line betweem saod Brackway and the Land now in the possession of Benjamin DeForest Line to a stake thence along said line to a stake at the Road thence Down along the bank of the River to the place of beginning containg fifty three acres and one half of the Land be the same more or left together with all and singular the perditaments(?) and appurtenances thereunto belonging or in any will appertaining and the Reversion and Reversions remainder and remandimg rents given and profits thereof and all the Estate right title interest Claim and Demand whatsoever of the said party of the first part Wither in Law or Equity as in and to the same premises to have and to hold the said premises and every part and parcel thereof to the said party of the second part his Heirs and assigns for Ever and the said party of the first part for himself his heirs and assigns Doth Covenant grant gargain promise and agree with this said party of the second part his Heirs and assigns that the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all persons - Lawfully Claiming or to Claim the whole or any part thereof will warrant and by these presents for ever Defend in Witness Whereof the parties of the first part to these presents have hereunto set their hands and affixed their seal the Day and year first above written Signed Sealed and Delivered in the presence of: Nathan Stanton Frederick DeGraaf James VanderWorken Catherine VanderWorken X her mark
