Beginning at the centre of the turnpike road thence running south on the division line between James Birdseye and the heirs of Joseph Birdseye deceased twenty rods thence east twelve rods thence north twenty rods to the centre of the turnpike road thence west twelve rods to the place of beginning being a part of lot number forty eight in township number ten in second range in the county aforesaid containing one acre and one half be the same more or less the clause as warranty hereinafter mentioned not being meant by the parties to extend to any land leagally laid out to highway included in the above mentioned bounds together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appertaining and the revision and revisions remainder and remainders rent fees and profits thereof and all the estate right title interest claim unto demand whatsoever of the said parties of the first part either in law or equity as in and to the above bargained premises with the said hereditaments and appurtenances to have and hold the said premises above described to the said party of the second part his heirs and assigns to the sole and only proper use benefit and behoof of the said party of the second part his heirs and assigns forever in witness the said parties of the first part for themselves their heirs executors and administrators do covenant grant bargain and agree to and with the said party of the second part his heirs and assigns that at the time of the ensealing and delivery of these presents they were well seized of the premises above conveyed as of a good sure perfect absolute and indefeasible estate of inheritance in the law in fee simple and that the above bargained the premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or persons lawfully claiming or to claim the whole or any part thereof they will forever warrant and defend in witness whereof the parties of the first part have hereunto set their hands and seals the day and year first above written.
