Witnesseth that the said party of the first part for and in consideration of three thousand five hundred and fifty Dollars lawful money of the United States to him in hand paid by the said party of the second part the receipt whereof is hereby acknowledged hath granted bargained Soled Aliened released and confirmed and by these Presents Doth grant bargain Sell Alein Release and Confirm unto the party of the second part and his heirs and assigns forever all that certain piece or parcel of land situate and lying in the said Town of Monroe which is part of that certain lot of land which is commonly known and distinguished by the name of Lot number forty seven on Col Clinton's map of the division of Cheesecocks Patent and is Bounded as follows. Beginning at an Oak stump at the Southeast corner of said farm an runs thence along Jacob Compton's line South forty three Degrees East thirty chains and thirty five links to the corner of a lot of land formerly belonging to Jacob Lewis Decd; then North forty seven Degrees west fifty chains and sixty links to a heap of stones; then South twenty nine Degrees and fifteen Minutes West thirty one chains and fifty four links to a stake and a heap of stones in John Foster's line; then along the same South forty seven Degrees East forty six chains and four links to the Beginning. Containing one hundred and fifty acres be it the same more or les. Together with all and Singular the rights numbers hereditaments and appurtenances unto the said premises in any way appertaining and Belonging and the revision and revisions remainder and remainders rents dues profits thereof and all the estate right title interest Property Claim and demands whatsoever as will in law as in equity of the said party of the first part of in and to the same and every part and parcel thereof with the appurtenances to have and to hold the above granted bargained and Described premises with the appurtenances unto the said party of the second part his Heirs and Assigns for the only proper Use Benefit and behoof forever. And the said Hophni Smith for himself his Heirs Executors and Administrators Doth covenant grant promise and agree to and with the party of the second part his heirs and Assigns that he the said Hophni Smith at the time of the sealing and delivery of these presents was lawfully devised in himself of a good Lawful and indefeasible estate of inheritance in fee simple of in and all and singular the above granted bargained and described premises with the appurtenances and have good right full power and lawful authority to grant bargain sell and convey the same in manner and form aforesaid and the said Hophni Smith for himself and his Heirs the above Described and hereby granted and released premises and every part thereof with the appurtenances with the said party of the second part his heirs and assigns all persons whomsoever lawfully claiming or to claim the same shall and will warrant and by these presents have interchangeably set their hands and Seals this day and year above written. On the sixth day of October came before me John McGarrah one of the commissioners for said county personally appeared francis Letts one of the subscribing witnesses to the deed to me known who being by me duly sworn saith that he knows Hophni Smith and that he saw him make his mark to the within Indenture and acknowledged it to be his hand and seal which is to me satisfactory eveidence of the fact therefore let it be recorded.
