Witnesseth that the said party of the first part for a consideration of the sum of six hundred and fifty dollars lawful money of the United States to him in hand paid by the said party of the second part the receipt whereof is hereby acknowledged. Hath granted bargained sold aliened released and confirmed and by these presents doth grant bargain sell alien release and confirm unto the said party of the second part and to his heirs and assigns forever all that certain lot piece or parcel of land situate lying and being in the said town of Monroe and bounded as follows: to wit: Beginning at the forks of the roads, the stage road and the road leading towards Satterley's Mills, and runs thence along the road to Satterley's Mills North twenty four degrees east six chains and fifteen links and and North four degreed west eleven chains and ten links and North twenty one and a half degrees east three chains and eleven links to a corner in the road one chain and twenty three links Easterly from the middle of a large rock then North seventy seven degrees east ten chains to a heap of stones four feet north of a spring then south seventy nine degrees east twenty chains to a heap of stones on a flat rock thence south forthy nine degrees east twenty chains andseventy links to Sands corner, thence south forty two degrees west seventeen chains to David Stephens corner at an oak sapling with stones about it then west fifty one chains to the place of beginning containing about ninety acres of land more or less excepting out of the same about eight acres on the south easterly corner thereof heretofore conveyed by the said Hophni Smith to Joseph R Andrews, the above described lands are a part of the lands purchased by the said Hophni Smith at a mortgage sale by virtue of a mortgage given by David Mapes to the said Hophni Smith. Together with all and singular the rights members, hereditaments and appurtenances unto the said premises in any wise appertaining or belonging; and the revision and revisions, remainder and remainders, rents, issues and profits thereof with the appurtenances. To have and to hold the above granted bargained and described premises with the appurtenances unto the party of the second part his heirs and assigns, for their own proper use, benefit and behoof forever; and the said party of the first part for himself and his heirs executors and administrators doth covenant, promise grant and give to and with the party of the second part and his heirs and assigns that the said party of the first part his heirs and assigns the said lot piece or parcel of land above described and hereby conveyed and every part and piece thereof with the appurtenances unto the party of the second part, his heirs and assigns shall and will Warrant and forever defend by witness whereof the parties to these presents have hereunto interchangeably set their hands and seals the day and year first above written.
