Witnesseth that the Sd party of the first part for and in consideration of the sum of One Hundred and fifty pounds lawful money of the P State of New York to him in hand paid by the Said David Roberts the receipt whereof the Sd party of the first part Doth hereby confess and acknowledge. The Sd part of the first part have granted bargained and sold aliened released conveyed and confirmed and by these presents do herby grant bargain sell alien release convey and confirm unto the Sd David Roberts in his actual possession now being and to his heirs and assigns forever all that certain piece or parcel of Land situate in Sd Town of Southfield and being part of Lot number forty five in Cheesecocks Patent and Bounded as follows: to wit: Beginning at the North corner of James Smith's farm and bound thence North forty nine Degrees West thirteen chains to a heap of stones at the East edge of the present Stage road; thence South forty-one Degrees West forteen chains and eighty links to a chestnut sapling; thence South forty nine Degrees East two chains and seven links to a white oak Sapling; thence South forty two Degrees West fifteen chains and twenty five links to a white oak stump; thence South forty nine Degrees East ten chains and fifteen links to a heap of stones layd to a walnut stump; thence North twenty one Degrees east twenty chains and twenty five links to the beginning. Containing thirty five acres. Together with all and singular the rites members and appurtenances thereof and all profits commodities and advantages involvements and hereditaments whatsoever to the Sd piece hereby granted belonging or in ant wise appertaining and also the revision and revisions rents and services of all and singular the Sd premises hereby granted and every part and parcel thereof, and all the estate rite title intrist claim and claims and whatsoever both in law and in equity of him the Said party of the first part of in and to all and singular the Sd premises hereby granted with the appurtenances unto the Said David Roberts his heirs and assigns forever that the Sd party of the first part the Sd piece and parcel of land and premises with the appurtenances to the Sd David Roberts hid heirs and assigns, Shall will warrant and forever defend these presents.
