Between Hophni Smith of the Town of Monroe, County of Orange and State of New York of the first part and Archibald Smith of the Town County and State aforesaid of the second part. Witnesseth that the said party of the first part for and in consideration of the sum of Fifty Dollars lawful money of the United States of America to him in hands paid by the said party of the second part, the receipt whereof is hereby acknowledged Hath granted bargained sold aliened released and confirmed and by these presents Doth grant bargain sell alien release and confirm unto the said party of the second part and to his heirs and assigns forever, all that certain piece or parcel of lands situate lying and being in the town of Monroe and in the patent of Cheesecocks. Bounded as follows, viz. Beginning at a heap of stones in the line of Lynas Ryder's land and at the corner of land formerly belonging to David and -?- Mapes from thence South forty two degrees west seven chains and fifty links to a stone heap, thence south forty seven degrees thirty minutes East twenty chains to a white oak bush marked on two sides for a corner, thence north forty two degrees East seven chains seven chains and fifty links into the ponds, thence north forty seven degrees and thirty minutes west along Lynas Ryder's line to the place of beginning. Containing fifteen acres of land be it the same more or less. Together with all and singular, the rights members hereditaments and appurtenances unto the said premise in any way appertaining or belonging and the revision and revisions and remainder and remainders rents issues and profits thereof, and also all the estate right title, interest property claim and demands whatsoever as will in law or in equity, of the said party of the first part of in and to the same and every part and parcel thereof with the appurtenances. To have and to hold the above granted bargained and described premesis with the appurtenances unto the said party of the second part his heirs and assigns forever, to his only proper use benefit and behoof forever, and the said Hophni Smith at the time of the sealing and delivery of these presents was lawfully seised in his own right of a good and absolute and indefeasible estate of inheritance in fee simple of and in all and singular the above granted bargained and described premises with the appurtenances and hath good right and full power and lawful authority to grant bargain sell and convey the same in name and form aforesaid. And the said Hophni Smith for himself his heirs the above described and hereby granted and released premises and every part threrof with the appurtenances unto the said party of the second part, his heirs and assigns against the said party of the first part and his heirs and against all persons whomsoever lawfully claiming or to claim the same shall will warrant and by these presents forever defend.
