Sibyl Andrews to Abraham Jonhston of Kinderhook, Columbia County, NY Cost 300 pound, 74 acres Western division of lot #3, 2^nd grand division of Saratoga Patent This Indenture made the sixteenth day of February in the year of our Lord one thousand seven hundred and ninety five Between Ephraim Andrews and Sibyl his wife of the town of Stillwater and County of Saratoga of the one part and Abraham Johnston of the town of Kinderhook and County of Columbia of the other part Witnesseth that the said Ephraim Andrews and Sibyl his wife for and in consideration of the sum of three hundred pounds good and lawful money of the state of New York to us in hand paid at or before the ensealing and delivery of these presents by the said Abraham Johnston the receipt whereof is hereby confessed and acknowledged hath granted bargained sold aliened remised released conveyed assured and confirmed and by these presents doth grant bargain sell alien remise release convey assure enfeoff and confirm fully freely and absolutely unto the said Abraham Johnston his heirs and assigns forever All that certain piece or parcel of Land situate Lying and being in the County of Saratoga being part of the western division of Lot number three of the second grand division of Saratoga patent Conveyed by John Livingston to Hendrick and Jacobus Von Schoenhoven the eleventh day of November in the year of our Lord on thousand seven hundred and seventy two Beginning at the distance of sixty four Chains and eleven Links from the north east Corner of the said Half Lot number three on a course north sixty four degrees and thirty minutes west at a walnut stake running from thence agreeable to the course of the above mentioned conveyance as the needle then pointed north sixty four Degrees and thirty minutes west forty eight Chains and fifty one links to a stake and stones thence south twenty five degrees and thirty minutes west fifteen Chains and sixty Links to a stake and stones thence south sixty four degrees and thirty minutes east forty eight Chains and fifty one links to a dry Chesnut Lim thence north twenty five degrees thirty minutes east fifteen Chains and sixty Links to the place of Beginning containing seventy four acres of Land Together with all and singular the appurtenances privileges and advantages whatsoever unto the said above mentioned and described premises in any wise appertaining or belonging and the reversion and reversions remainder and remainders rents issues and profits thereof and also all the estate right title interest property claim and demand whatsoever as well in law as in equity of the said hereby granted premises of in and to the same or any part or parcel thereof with the appurtenances To have and to Hold the above granted bargained and described premises with the appurtenances unto the said Abraham Johnston his heirs and assigns for their own proper use benefit and behoof forever and the said Ephraim Andrews and his wife Sibyl for their heirs executors and administrators doth covenant promise grant and agree to and the said Abraham Johnston his heirs and assigns that the said Ephraim Andrews and his wife Sibyl at the time of ensealing and delivery of these presents was lawfully seized in their own right of in and to the aforesaid described premises hereby granted and conveyed with the appurtenances as of a good sure perfect absolute and indefeasible estate of inheritance in the law in fee simple without any manner of condition to alter change determine or defeat the same and hath in their good right full power and lawful authority to grant bargain sell convey and release the above said described land and premises with the appurtenances unto the said Abraham Johnston his heirs and assigns in manner aforesaid And also that he the said Abraham Johnston his heirs and assigns shall and may from time to time and at all times and forever hereafter peaceably quietly have hold occupy possess and enjoy the said hereby granted and bargained premises with the appurtenances: And also that the said Ephraim Andrews and his wife Sibyl and their heirs and all and every other person or persons whomsoever lawfully or equitably deriving any estate right title or interest of in or to the herein before granted premises by from under or in trust for him and them shall and will at any time or times hereafter upon the reasonable request of the said Abraham Johnston his heirs or assigns and at the proper costs and charges in the law of the said Ephraim Andrews and his wife Sibyl their heirs or assigns make do and execute or cause or procure to be made done and executed all and every such further and other lawful and reasonable conveyance and assurances in the law for the better and more effectually vesting and confirming the premises hereby intended to be granted in and to the said Abraham Johnston his heirs and assigns forever as by the said Ephraim Andrews and his wife Sibyl their heirs or assigns or his their council learned in the law shall be reasonably devised advised or required and the said Ephraim Andrews and his wife Sibyl or their heirs executors and administrators engage to Warrant and by these presents forever to Defend the above described and released premises and every part and parcel thereof In Witness whereof the said Ephraim Andrews and his wife Sibyl hath hereunto set their John Thompson on of the Judges of the Court of Common pleas held in and for the county of Saratoga the within named Ephraim Andrews and Sibyl his wife who acknowledged that they signed sealed and delivered the within written instrument as their voluntary act and deed for the uses and purposes therein mentioned and I having examined the said Sibyl separate from her said husband she acknowledged that she signed the same voluntary without any Compulsion whatsoever from her said husband and that George Hunter one of the subscribing witnesses to the same being duly sworn on his oath declared that the said Ephraim Andrews and Sibyl his wife acknowledge this instrument were the same persons who executed it in his presence and I having perused the same and finding no material (missing last
