  This Indenture made this fifteenth day of May in the year of our Lord one
thousand eight hundred and ten, between David COFFINGER of the town of
Northumberland and County of Saratoga and Anna his wife of the first part
and Job MULFORD of the same place of the second part, witnesseth that the
said parties of the first part for and in consideration of the sum of four
hundred and sixty four dollars current money of the State of New York, to
them in hand paid by the said party of the second part the receipt (whereof
is hereby confessed and acknowledged) hath granted bargained sold remised
release alien and confirmed and by these present, doth grant bargain sell
remise release alien and confirm unto the said party of the first part and
to his heirs and assigns forever all these certain tract or parcels of land,
situate lying and being in the town and county aforesaid and bounded as
follows, viz;  Beginning at the Southwest corner of Lot No. two in the
Subdivision of Lot number eleven of the XIX general allotment of the Patent
of Kayaderossas Running thence East the Magnetic Needle pointed in the year
one thousand seven hundred and sixty four, twenty chains thence North eleven
chains and Ninety Links thence West Five chains and eighteen links this(?)
center of the road leading from BARON’S to J. WELCHES thence South along
said road thirty eight links, thence West(?) fourteen chains and eighty two
links to a Stake and Stones thence South eleven chains and fifty two links
to the place of Beginning, containing twenty three acres and eleven(?) rods
of land or the same more or less, together with all and singular the
hereditaments and oppurtenances, thereunto belonging or in any wise
appertaining and the reversion and reversions remainder and remainders rents
issues and profits thereof and all the estate right title interest claim and
demands whatsoever of the said parties of the first part either in Law or
Equity of in and to the above bargained premises with the said hereditaments
and appurtenances, to have and to hold the said tract or parcel of land unto
the said party of the second part his heirs and assigns forever to the sole
and only purpose uses benefit and behoof of the said party of the second
part his heirs and assigns forever and the parties of the first part for
themselves their heirs executors and administrators Doth covenant bargain
promise and agree to and with the said party of the second part his heirs
and assigns to Warrant and forever to Defend his above bargained premises
and every part and parcel thereof against the said parties of the first part
their heirs executors administrators and assigns and against all and every
other person or persons claiming or to claim the said premises or that part
thereof by from or under them or any of them. In Witness, whereof the said
parties of the first part have hereunto set their hands and seals the day
and year first above written.  Note before executed above the fourth line
from the top between the words and (?) amount (?) underlined the words sixty
four dollars.

Saratoga County:  Be it remembered that on this first day of May in the year
of our Lord one thousand eight hundred and ten, personly appeared before me
Thomas LAING(?) one of the Masters(?) in Chancery for the State of New York,
David COFFINGER and Ann COFFINGER his wife persons to me well known, the
said David COFFINGER acknowledged that he signed sealed and delivered the
within mentioned deed as his voluntary act and deed for the uses and
purposes therein mentioned at the same time I examined Ann COFFINGER his
wife she also acknowledged that she signed sealed the within mentioned deed
as her voluntary act unto deed for the uses and purposes therein mentioned
without any fear threats or compulsions of her husband.  I having examined
the same and finding therein no erazing interlineating or obliterating
material only there noted before execution allow the same to be recorded.
