for $260.00
part of lot 21 in the grand division of Saratoga patent beg at the SW corner of land 
formerly owned by Benjamin Howland bought by William Phillips then North 8 degrees & 
37 minuts East 26 chains to a stake & heep of stones thence North 4 chains to a stake & 
stone hense South 88 degrees & 37 minutes, West 26 chains to the place of beginning  
Also South 4 ch & 50 links to a stake & stone N 82 degrees East 2 chains & 65 links to a 
stake & stones North 39 degrees East 5 chains 30 links, then South 88 degrees & 37 
minutes, West 6 chains & 9 links to the place of beginning 11 acres & 3 rods of land
