It is from Liber 32 pages 235 & 236, Westchester County land records. This indenture made the third day of April in the year of our Lord one thousand eight hundred and twenty eight, by and between, Jesse SANDS and Lucinda, his wife, on the first part, in the Town of North Castle, County of Westchester and State of New York, and Abraham SHERWOOD, of the town of Bedford, County aforesaid, and state aforesaid, Witnesseth, that for and in consideration of the sum of ONE HUNDRED AND EIGHTY DOLLARS lawful money of the State of New York, to us in hand paid before signing, sealing and delivery of these presents hereof, by the said Abraham SHERWOOD, the receipt whereof we do hereby acknowledge to ourselves, full satisfaction and of every part thereof do acquit and discharge the said Abraham SHERWOOD, his heirs and assigns forever, ALL of a certain piece or tract of land situated, lying and being in BEDFORD, County and State aforesaid, butted and bounded as followeth; BEGINNING at a stone by the end of a stone fence stuck into the ground, forming the road that leads to Bedford and joining Stephen SARLES land, then running a straight line by Stephen SARLES land westerly nigh as the fence now stands to a ditch, then running as said ditch goes to a brook, then by said brook northerly to the sd. Stephen SARLES land, sixteen rods, then running easterly a straight line by said SARLES land to the above mentioned road to a stake stuck in the ground, then running southerly as the fence now stands within said grounds Three acres, three quarters and twenty three rods, to be the same more or less. Together with all the fences, improvements, timber and all advantages, privileges and profits and appurtenances thereunto belonging or any wise appertaining. TO HAVE AND TO HOLD the above granted piece or tract of land unto the only proper use and behoof of him the said Abraham SHERWOOD, his heirs and assigns forever. AND we the said Jesse and Lucinda SANDS, for ourselves, our heirs and assigns do covenant and grant to and with the said Abraham SHERWOOD, his heirs and assigns that at the time of the executing hereof we are lawfully seized and possessed of the said premises and have good right, full power and lawful authority to sell and dispose of the same in manner aforesaid. AND that the said Abraham SHERWOOD, his heirs and assigns by force and virtue hereof at all times forever hereafter peaceably shall have and enjoy the said premises free and clean and freely and clearly discharge of and from all former and other gifts, grants and all other incumbrances whatsoever and we the said Jesse and Lucinda SANDS do further covenant and bind ourselves, our heirs and assigns the above mentioned premises and every part thereof unto him the said Abraham SHERWOOD, his heirs and assigns to warrant and forever defend the same from the claims of any person and all persons whatsoever. IN WITNESS WHEREOF, we the said Jesse SANDS, and Lucinda, my wife, have hereunto set our hands and seals the day and year above written.
