Adams of the county and state aforesaid of the second part,Witnesseth;That the said party of the first part for and in consideration of the sum of eighty dollars current money of the United States to them in hand paid the reciept whereof they do hereby acknowledge and forever acquit and discharge the said party of the second part,his heirs executors and administrators;have granted bargained sold,aligned and confirmed and by these presents,doth grant bargain sell align convey and confirm,unto the said party of the second part,his heirs and assigns forever all that tract or parcel of land,lying and being in the county and state aforesaid,on the waters of the Ohio River,bounded and described as follows,to wit.Beginning at a stone about four poles below the mouth of Sulpher Run;thence running down the river,and binding thereon,N.38 1/2 W.26 poles;thence N.35 W.17 poles to a stone on the bank of the river;thence North 71 E.135 poles to a stone,in the back line of Charles Scott fourth survey of land;thence with said line S.53 E.49 poles to a beech tree.Thence S.71 W.149 poles to the beginning containing thirty six acres,being part of a survey of land made in the name of Charles Scott No. of entry 491 and was patented to Alexander Scott and by him conveyed to the said William Stout sen.Together with all improvements,water courses,profits,and appurtenances,whatsoever to the said premises belonging or in anywise appertaining,and the conversions remainders and profits thereof;and all the estate,right title intrest property claim and demand of them the said party of the first part,of in and to the same;To have and to hold the land hereby conveyed with all and singular the premises and appurtenances unto the said party of the second part,his heirs and assigns to his and their only proper use and behoof forever and the said party of the first part,for themselves,their heirs executor and administrators,doth covenant,promise and agree to and with the said party of the second part his heirs and assigns by these presents,that the premises before mentioned now are and forever hereafter shall remain free of and from all former and other gifts grants bargains sales dowers right and title of dower,judgements executions title troubles changes and incumberances whatsoever done or suffered to be done by them the said party of the first part,And the said party of the first part and their heirs all and singular the premises hereby bargained and sold unto the party of the second part,his heirs and assigns against them the said party of the first part and their heirs and all and every other person or persons whomsoever,doth and will warrant and forever defend by these presents In witness whereof the said William Stout sen.
