L. Woodruff This Indenture made the thirty first day of July in the year of our Lord one thousand eight hundred and twenty four between Obadiah Webb and Mary his wife of Butler county State of Ohiio of the one part and Benjamin L. Woodruff of the same place of the other part. Witnesseth That the said Obadiah Webb and Mary his wife for and in consideration of the sum of four hundred dollars law= ful money of the United States to them in hand well and truly paid by the said Benjamin L. Woodruff the receipt whereof is hereby acknowledged have granted bargained sold conveyed and confirmed and by these presents do grant bargain sell convey and confirm unto the said Benjamin L Woodruff his heirs and assigns forever all and singular the following described lot tract or parcel of land it being part of section seventeen in town= ship two of range four East of the meridian line drawn from the mouth of the great Miami river beginning at the South east corner of the said seventeenth section thence running West one hundred and fifty eight poles and twenty one links to the South east corner of John Lingles twenty five acre tract in the said section, thence north fifty poles to a stake thence East one hundred and two poles to a stake, thence South twenty poles to a stake thence East fifty six poles and twenty one links to a dogwood corner in the section line, thence South along the said section line thirty poles to the place of beginning Containing forty two acres and eighty five square poles of land and all the estate right title interest claim and demand of the said Obadiah Webb and Mary his wife of in and to the said premises together with all and singular the rights members privileges and appurtanances to the same belonging or in any wise appertaining and the rents issues and profits thereof to have and to hold the said premises with the appurtenances to the only proper use benefit and behoof of the said Benjamin L. Woodruff his heirs and assigns forever and the said Obadiah Webb and Mary his wife for themselves their heris executors and administrators do covenant and grant unto and with the said Benjamin L. Woodruff his heirs executors administrators and assigns that they are the true and lawful owners of the premises hereby granted and have good right full power and lawful authority to sell and convey the same in manner and form aforesaid, and further that they the said Obadiah Webb and Mary his wife their heris executors and administrators will warrant and forever defend the aforesaid premises with their appurtenances and every part and parcel thereof unto the said Benjamin L. Woodruff his heirs and assigns against all persons claiming or to claim by from or under him them or any of them or by from or under any other person or person whomsoever, In witness whereof the said Obadiah Webb and Mary his wife who relinquishes her right of dower in the said premises have hereunto set their hands and seals the day and year above written Signed sealed and delivered Obadiah Webb (seal) in the presence of and duly Mary her X mark Webb (seal) acknowledged in presence of subscribers Lideon Long, James Ward The State of Ohio Butler county Js Before the undersigned one of the associate Judges of the court of common pleas within and for said county personally came Obadiah Webb and Mary his wife the above named grantors and being separately and apart examined agreeably to the act in such case made and provided acknowledged the above indenture to be their voluntary act and deed for the uses and purposes therein contained In Testimony whereof I have hereunto set my hand and seal the thirty first day of July in the year of our Lord one thousand eight hundred and twenty four.
