Mille Morrill,} To} Elijah Glover} Know all men by these presents that I Mille Morrill of the County of Franklin, and State of Ohio, in consideration of the natural love and affection which I bear to my son Elijah Glover of said County and State, and in consideration of one dollar to me by him in hand paid, do give, grant, bargain, sell and convey to the said Elijah Glover, his heirs and assigns, Lot Number two hundred and twenty nine (229) on at the recorded plat of the City of Columbus, in said county of Franklin, and situate on the North East Corner of Front and South Streets in said City of Columbus. To have and to hold said premises after my death, unto said Elijah Glover, his heirs and assigns forever. And for myself and my heirs, I do hereby covenant with the said Elijah Glover, his heirs and assigns that I am lawfully seized in fee of the premises aforesaid, that the said premises are free and clear of all encumbrances whatsoever, except my right to the free improvement and occupancy of the said lot and the buildings thereon during the term of my natural life, that I will warrant and defend the said premises to the said Elijah Glover, his heirs and assigns forever after my decease, to hold as aforesaid, against the lawful claims of all persons whatsoever, and that in the division and distribution of any property real or personal or both, belonging to me and remaining to be divided and distributed among my heirs after my decease, this conveyance shall not be taken into the account, and shall not in any manner affect or qualify, increase or diminish anyone’s share or proportion in such division or distribution. And the said Elijah Glover does hereby covenant and agree that at the delivery hereof, he is the lawful owner of the premises above granted, and seized of a good and indefeasible estate of inheritance therein, free and clear of all encumbrances and that he will warrant and defend the above granted premises in the quiet and peaceable possession of the said party of the second part, his heirs, and assigns forever.
