D. 1915 between H. M. Loomer and Bessie A. Loomer his wife at the city of Pawhuska, Osage County, in the State of Oklahoma, of the first part, and J. R. Pearson of the second part: WITNESSETH, That said parties of the first part, in consideration of the sum of One (1) DOLLARS, the receipt whereof is hereby acknowledged, do by these presents grant, bargain, sell and convey unto the said party of the second part, his heirs and assigns, all the following described real estate, situate in _____ and State of Oklahoma, to wit: Lot No. One (1) Block No. Forty four (44) Palmer Highland Addition to Pawhuska as shown on the plat on file in the office of the Register of Deed of Osage County Oklahoma. TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtenances thereunto belonging to or in any wise appertaining, forever, subject to reservation of oil, gas, coal, and other minerals to the Osage Tribe of Indians by Act of Congress June 28, 1906. And said H. M. Loomer and Bessie A. Loomer for themselves, heirs, executors or administrators, do hereby covenant, promise and agree to with said party of the second part, that at the delivery of these presents they are lawfully seized in their own right of an absolute and indefeasable state inheritance, in fee simple, of, in and to all and singular, the above granted and described premises, with the appurtenances; that the same are free, clear, discharged and unincumbered of and from all former grants, titles, charges, judgments, taxes, assessments and encumbrances of what nature and kind soever except a mortgage for $750.00 given to the said J. R. Pearson as appears of record and the taxes of 1914 and that they will warrant and forever defend the title to the same unto said party of the second part his heirs and assigns, against said parties of the first part, them their heirs, and all and every person whomsoever, lawfully claiming or to claim the same.
