D. 1919 between October Pearson, Trustee, of Osage County, in the State of Oklahoma, of the first part, and Frank Riley of the second part: WITNESSETH, That said party of the first part, in consideration of the sum of one Dollar and other Valuble Considertatives DOLLARS, the receipt whereof is hereby acknowledged, do by these presents grant, bargain, sell and convey unto the said party of the second party heirs and assigns, all the following described real estate, situate in Osage County and State of Oklahoma, to wit: Lots nine (9) and ten (10) Block seventeen (17) All in townsite Pearsonia according to the plat of records [There are two document stamps with the number 25. There is an unreadable signature on each stamp.] TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtenances thereunto belonging to or in any wise appertaining, forever, subject to reservation of oil, gas, coal, and other minerals to the Osage Tribe of Indians by Act of Congress June 28, 1906. And said October Pearson Trustee for his heirs, executors or administrators, do hereby covenant, promise and agree to with said part of the second part, that at the delivery of these presents he is lawfully seized in his own right of an absolute and indefeasable estate of inheritance, in fee simple, of, in and to all and singular, the above granted and described premises, with the appurtenances; that the same are free, clear, discharged and unincumbered of and from all former grants, titles, charges, judgments, taxes, assessments and encumbrances of what nature and kind whatsoever and that they will warrant and forever defend the title to the same unto said party of the second party his heirs and assigns against said party of the first party, their heirs, and all and every person whomsoever, lawfully claiming or to claim the same.
