WITNESSETH: That the said parties of the first part for and in Consideration of the sum of two hundred dollars lawfull money of the United States of America unto them well and truly paid by the said party of the second part at or before the sealing or delivery of these presents the receipt whereof he does hereby acknowledge, have granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents do grant, bargain, sell, alien, enfeoff, release, conveyed and confirm unto the said party of the second part, his heirs and assigns all the following described piece or parcel of land situate in Wayne Township, County aforesaid to wit: Beginning at a the south west corner of Lot No. 8 in the Plan of BOOK Town thence by inclining path south west eight and one fourth degrees east six perches and eight tenths to a post, thence north seventy two degrees east by land of said BOOK twenty nine perches to a post thence by land of said BOOK north forty six degrees west forty eight perches and five tenths to a post thence by lands heretofore conveyed to the said MCCONAHY south eight degrees west twenty four perches to the last boundary line of the Lots of Staylesville thence by the Lots of said Village South forty one degrees and one half East fourteen perches and two tenths thence South forty eight degrees and one west one perches and two tenths thence by the lots of BOOK Town South fifty four degrees East seventeen perches thence by the lots of said Town South sixty four degrees and one half East seventeen perches and five tenths thence by the lots of said town South twenty five degrees and one half west nine perches to the place of Beginning containing eight acres of land neat measure part of a larger tract containing 394 acres and 96 perches which was granted to Peter BOOK by the Commonwealth of Pennsylvania by Patent dated the 22 day of April 1806 who by his last will and testament dated June the eighth one thousand eight hundred and forty bequeathed a portion of said tract to the said John BOOK who by these presents conveys the above eight acres aforesaid being a portion of that bequeathed to him to the said William McCONAHY. TOGETHER with all and singular the buildings, improvements, ways, waters, water-courses, rights, liberties, privileges, hereditaments, and appurtenances whatsoever thereunto belonging or in any wise appertaining and the reversions and remainders, rents, issues and profits thereof. And all the estate rents, right, title, interest, property, claim, and demand whatsoever of the said parties of the first part in law, equity, or otherwise howsoever, of, in, and to the same. and every part thereof TO HAVE AND TO HOLD the said described eight acres of land beginning with the appurtenances unto the said party of the second part, his heirs and assigns forever and John BOOK & Barbary his wife the said parties of the first part for themselves the heirs executors and administrators doth by these presents covenant, grant and agree to and with the said party of the second part, his heirs and assigns that they the said parties of the first part their heirs and assigns that they the said parties of the first part their heirs, all and singular the hereditaments and premises herein described and granted or mentioned and intended so to be, with appurtenances unto the said party of the second part, his heirs and assigns against them and said parties of the first part and their heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part Whereof The said parties of the first part have to these presents set their hands and seals. JACKSON RECEIVED the day and the date of the above Indenture of the above named William MCCONAHY the sum of Two hundred Dollars lawfull money of the United States being the consideration therein mentioned in full. James KERR Witness: S.S. JACKSON BEAVER COUNTY SS: On the third day of September Anno Domin 1847 before me S. S. JACKSON, one of the Justices of the Peace, came the above named John BOOK and Barbara his wife and acknowledged the above Indenture to be their act and deed and desire the same might be recorded as such. The said Barbary being of full age and by me examined, separate and apart from her said husband and the contents of the said Indenture being first made fully known to her declared that she did of her own free will and accord sign and seal warrant the deed delivered and same without coercion or compulsion of her said husband.
